Construction tops $30M in Miami Twp.

New building projects could hit $40M by end of the year, officials say.

New construction in Miami Twp. is MIAMI TWP. — on pace to make this year among the decade’s best for a community that has now topped $30 million four times in the past six years.

The township that is home to Austin Landing and the Dayton Mall this year has issued 112 building permits with construction values of about $31 million through early August and may approach $40 million by the end of the year, officials said.

“If we end up close to $35 (million) or $40 million, it could potentially be one of our top five years” since 2003, said township Community Development Director Chris Snyder. “We’ll just have to see where we come out at here.”

Only twice — including last year’s $91 million when construction began on several projects in and around Austin Landing — has Miami Twp. recorded stronger numbers since 2010, records show.

The bulk of the construction values in permits issued by the township this year have been for the FedEx Ground South Dayton Facility being built on 32 acres west of Interstate 75 — across the highway from Austin Landing — on Byers Road.

FedEx Ground had earlier projected the 249,506 square foot distribution center at $18.5 million, but the building permit lists the total at $20 million, Snyder said.

The $31 million in permit construction values approved by the township also includes a $5.5 million addition to SouthBrook Christian Church on Washington Church Road and a $1.2 million Verizon Wireless site on Miamisburg-Centerville Road.

SouthBrook began in 1986 and by 2004 opened a second campus on Washington Church. The 10,000 square foot expansion scheduled for completion in September 2017 will help accommodate its current community of more than 3,000, according to its website.

“We have gone from meeting in an elementary school to sharing a building with Seventh Day Adventists to eventually building our own place on Spring Valley Pike and outgrowing it,” according to the church’s website.

Verizon is building a 5,000 square foot facility in a Target parking lot that will give it 10 Dayton area locations, according to its website.

About $850,000 in construction came at Austin Landing with Bar Louie ’s site. The franchise has opened its 6,200 square foot site, joining a location at The Greene Town Center in Beavercreek as the only area locations.

There may be other restaurant or retail proposals coming forth before the end of the year at the mixed use complex, Snyder said.

“We still have several buildings at Austin Landing,” he said. “We don’t know if those will come in this year or not.”
