Recorder sets up fraud notification system
Montgomery County Recorder Brandon McClain is introducing a plan to protect homeowners from property fraud. Title fraud is a complex scheme that can cause a homeowner to be in foreclosure without any warning. There have been at least a dozen local instances of this fraud since 2017 and it is continuing to grow.
McClain has introduced a Fraud Alert Notification (FAN) System, which serves as a proactive safety net to combat property fraud by alerting property owners anytime a transaction occurs relating to the registered property.
“We want to be proactive in preventing title fraud, rather than reactive and only responding after the initial owner finds out they are in deep trouble,” said McClain. “Our homes are our most valuable investment and we need to work together to protect them.”
Typically, an individual with fraudulent intent works with a notary to forge a deed that is unknown to the homeowner. The deed is then used as collateral in a loan and when the individual defaults on the loan, the lender comes after the initial homeowner and it becomes an expensive and stressful nightmare.
“Once a homeowner registers in the FAN System, he or she is automatically notified whenever there is a transaction on their property. Any unauthorized transaction on a property should be reported immediately to law enforcement for corrective action,” said McClain.
