A large sunroom accessible from the dining room offers living space possibilities within this updated bilevel located within the Quail Ridge subdivision of Dayton.

Listed for $140,000 by Kamela and Co., the vinylsided home at 4061 Forest Ridge Blvd. has about 1,140 square feet of living space, plus the sun room.

Most of the living space is on the main level with a recreation room, laundry room and access to the two-car garage on the lower level. Recent updates include a main entrance exterior door and both overhead garage doors with automatic openers. The house is located on a divided boulevard and has a fenced back yard with a storage shed, hidden patio and storage access under the sun room. There are vinyl windows throughout.

Formal entry opens into the foyer with vinyl flooring and open staircase to the upper and lower lev-

the upper and lower levels are to the left and the formal areas are to the right. The formal living room is one-step down from the foyer and shares space with the formal dining room, which is onestep up from the sunken living room. Both formal areas are accessible to the rear of the house.

Straight off the foyer is the great room, which has a cathedral ceiling accented by a single wood beam. A stone, gas fireplace has a raised hearth and accent lights. Patio doors open from the great room to the rear wooden deck and tree-lined back yard.

A bay window provides plenty of natural light into the breakfast room, which is accessible to the dining room. A planning desk with granite countertop and hanging cabinets above is tucked between the breakfast room and dining room.

An oversized countertop on the peninsula counter creates a breakfast bar seating within the breakfast room and allows for work space within the kitchen. The kitchen has been updated with granite countertops on white cabinetry, which includes a pantry. The deep single sink is below a window, and there are stainless-steel appliances.

Off the kitchen is a mud room, which has the laundry hook-ups, hanging cabinets, access to a half bathroom, an exit door and access to the two-car garage.

The lower level is an open space with daylight windows and wood beams that accent the ceiling. There is a wall of double-door closets.

Three bedrooms and two full bathrooms are located upstairs. The main bedroom has two separate closets and a private bathroom, which includes a soaking tub, a step-in shower, a doublesink vanity, linen cabinet and ceramic-tile flooring.
