Another giant building going up near airport

Constructi­on could UNION — begin as early as next month on a 675,000-square-foot building being built on spec on more than 80 acres near the Dayton Internatio­nal Airport, Steve Stanley, executive director of the Montgomery County Transporta­tion District, said Wednesday.

Land was purchased for $2.2 million north of Old Springfiel­d Road in Union. No end user has been identified, but the building could hold a little more than 11 football fields.

It was unclear Wednesday, for that reason, who might occupy the building or how many people might work there.

“I think a spec building of this nature is one that can have distributi­on,” Stanley said. “In my experience, there can also be light manufactur­ing.”

The project will be overseen by Panattoni Developmen­t Co. Inc. Messages seeking comment were left with that company.

As part of the project, the transporta­tion district will extend Union Airpark Boulevard to the north of Old Springfiel­d, to serve the west side of that property, Stanley said

Montgomery County property records identified a recent land buyer on that site as “CH REALTY IX JV I DAYTON LOGISTICS WEST LP.” The seller was listed as a trust for Barbara J. Deal. Purchased were parcels of 76.3 and 5.1 acres.

At the Sept. 27 Union City Council meeting, on the council agenda was a resolution authorizin­g Union City Manager John Applegate to enter into a contract between the city of Union, CH Realty IX JV Dayton Logistics West LP and the Montgomery County Transporta­tion District.

A message was left for Applegate on Wednesday.

That part of Old Springfiel­d Road is generally west of Dog Leg Road and east of

Union Airpark, an area that has seen an abundance of logistics warehouse projects in recent years. The parcel is north of Old Springfiel­d.

It was a distributi­on project in Union that arguably kicked off an ongoing series of projects near Dayton Internatio­nal Airport in recent years. Procter & Gamble opened a distributi­on center in that community in 2014, drawn by Dayton’s location near the intersecti­on of Interstate­s 75 and 70 — found some 600 miles of 67% of the U.S. population and within 600 miles of 60% of the nation’s manufactur­ing employment.

Founded in 1986, Panattoni describes itself as one of the largest privately held, full-service developmen­t companies in the world, with 24 offices in the United States, Canada and Europe.

The company says it has developed more than 320 million square feet of space including more than 110 million square feet of build-tosuit projects.
