Architect Pat M. Pulitano custom built the stone and clapboard Georgian colonial at 75 Oneida Drive, which made its debut in 2017. It was created according to the high standards of its current owners, who have more recently listed the property for sale. Barbara Wells of Houlihan Lawrence is representing the sellers; the asking price for this Indian Harbor Association property is $5.25 million.

“Coming out of Manhattan, we were really attracted to Indian Harbor because it’s the closest waterfront guard-gated community to town and an easy walk to Greenwich Avenue and to the express train to Grand Central,” the seller said. “With both of us having grown up near the water, we appreciated the relaxed coastal community feel of Indian Harbor and the quiet traffic-free streets that are great for walking our dog any time of day or night.”

Just inside the home’s custom mahogany front door, guests are greeted in the double-height foyer, illuminated by a Schonbek crystal chandelier above. It’s controlled by an automatic lift for safe cleaning

and maintenance. The architect incorporated both a coat and handbag closet into the foyer design.

The main staircase is beautifully crafted in mahogany and white oak. Wide-planked white oak hardwood flooring is found on the first, second and third levels. The bathrooms have been clad in Italian marble and have radiant heat flooring. In September, all of the interiors were sanded, primed and freshly painted.

The first level of the home comprises the kitchen and family room, formal living and dining rooms, butler’s pantry, mudroom, powder room, and one of the home’s six bedrooms.

Listing broker Wells described the floor plan as having been “designed to meet the needs of a modern family, with an extra-large family room and the kitchen in the heart of the home.”

Some of the thoughtful details incorporated into the family room are a gas fireplace with black granite surround and French doors with sidelights that will lead out to a future deck.

The kitchen has been designed with a five-seat marble island at its center and an abundance — think three dishwashers — of appliances from high-end manufacturers, such as Sub-Zero, Wolf, Miele and Fisher & Paykel.

On the second level, four of the bedrooms are served by a conveniently placed laundry room. The master suite is one of those bedrooms, with dramatic double entrance doors, a gas fireplace, two walk-in closets and seasonal water views. The Italian marble bath is adorned with Perrin & Rowe fixtures and smartly outfitted with two sinks, a cast iron tub, steam shower and a private water closet.

The third level is brilliant thanks to four skylights and windows that serve up a water view. There’s a kitchen and a bath here to support the bonus living space, which could be used as a home office, home gym or a gaming/ recreational room.

This home also has a garden level, with another space ready for kitchen appliances, a foyer, playroom, full bath, bedroom, laundry room and discreetly placed mechanicals room.

The sellers have transformed their 1.05-acre lot, as well, which sits 34 feet above sea level.

“We added over 200 emerald green arborvitae trees that are 8to 12-feet tall. … Thousands of white roses blossom along the fence during the growing season,” the seller noted.

To keep the landscaping lush, an irrigation system was installed, with 18 zones for precision and conservation. Plus, there is a permit in place to add an expansive backyard deck, pool and fencing. It doesn’t expire until June 2021, so it gives the buyer some flexibility to transform the “outdoor living space.” The seller also pointed out that the backyard faces southsouthwest, so it benefits from “constant sunlight throughout the day.”

The location of the property is also noteworthy, according to Wells, who points out that the Indian Harbor setting is convenient to Greenwich Avenue, the train station, Bruce Park, ferry transportation, the Delamar Hotel at Greenwich Harbor, and more.

“While there was a lot of effort expended in designing the house, and we will certainly miss Indian Harbor, we are confident that the next owners will thoroughly enjoy living here as much as we have,” the seller concluded.

An open house is scheduled for 2 to 4 p.m. Dec. 9.
