Game, set, match in Greenwich
Tennis courts offer an outdoor recreation opportunity
Soon, April showers will give way to May flowers, as the saying goes. The warm weather will beckon Greenwich to venture outdoors anew, and tennis courts around town will see action again. Depending on one’s level of passion for the sport, having an on-site tennis court can be a highly desirable amenity for buyers searching in Greenwich’s renowned luxury market. After all, they offer a range of utility: exercise, recreation, a place for athome lessons and practice, the site for fiercely competitive matches, and sometimes even venues for parties — thematic or otherwise.
This week, Greenwich Timetakes a look at some incredible Greenwich estates currently on the market and each with an abundance of amenities, including tennis courts — for optimal home-court advantage.
The first property in the spotlight this week is 6 Lauder Way, an exquisite six-bedroom Georgian colonial with more than 10,600 square feet of living space, sited on 3.42 acres. The creation of Vanderhorn/Matthews, the property is listed for $11.975 million by Tamar Lurie of Coldwell Banker Residential Brokerage. Among the estate’s long list of amenities are the tennis court, an in-home theater, in-ground pool, and an outdoor kitchen and bar.
According to the listing broker, the tennis court is regulation size and complemented by a tennis/ pool house with a sound system, kitchen, full bath and changing room, and a fire pit.
Brian Milton, a broker with Compass, is representing the sellers of two incredible estates with fine tennis courts on their grounds. The first of Milton’s listings is 19 Lower Cross Road, an expansive 14,862-square-foot stone manor that Milton describes as “majestic.” It’s an apt term for the 1990-built house, which is grand and engaging and replete with what Milton refers to as “resort-like” amenities: a climate-controlled indoor pool and spa, a huge home gym, steam room, an outdoor pool and the tennis court.
19 Lower Cross Road enjoys 10.01 acres of its own, in the heart of Greenwich’s horse country, yet less than an hour from New York City, according to the broker.
Brian Milton is also serving as the listing broker for 578 Riversville Road — another lovely estate also built in the 1990s. This stoneand-shingle home has seven bedrooms and more than 9,700 square feet of living space. Here, the amenities include an idyllic in-ground pool, embraced by a large terrace, and a Har-Tru tennis court. The asking price for 578 Riversville Road is $5.495 million.
The final property in this list of illustrious homes with on-site tennis courts is 16 Rock Ridge Avenue, listed by Giselle Gibbs of Berkshire Hathaway HomeServices, New England Properties. With an asking price of $8.9 million, this 1920s-era stone manor on 3.4 acres is beautifully sited among manicured lawns and gardens. The elegant interiors of the home span 9,648 square feet of living space, and there are seven bedrooms and 10 baths. Among the amenities are a billiards room, a virtual golf room, a tranquil in-ground pool and terrace and, of course, the tennis court — fit for a champion.
When asked about the tennis court at 16 Rock Ridge, and whether there was anything about that may interest enthusiast buyers, Gibbs pointed out that the tennis court here is special indeed. Tennis icon Ivan Lendl once called this place “home” — and home court.
