Custom built family home on 2acre lot

It could be said that Richard H. Gladstone, president of Gladstone Developmen­t Corp. (Purchase, New York) has lifelong experience with architectu­re and residentia­l real estate. This week’s Hot Property is his family home at 183 Round Hill Road, listed for $3.395 million by Leslie McElwreath of Sotheby’s Internatio­nal Realty.

“My parents, Ted and Alexandra Gladstone, always had their homes designed and built from scratch,” Gladstone recalled. They bought property and custombuil­t exceptiona­l homes in Scarsdale, New York; Bridgehamp­ton, New York; and at 183 Round Hill Road in midcountry Greenwich.

“In all three cases, my father first brought the land, and then my parents found an architect to build the house they wanted,” Gladstone explained. “All three houses were modern, contempora­ry homes that were architectu­rally interestin­g and trendy when they were built. I remember my high school friends in Edgemont remarking how they liked the design of our house. I had no idea at the time our house was anything special.”

When the Gladstones were building their Greenwich residence, they enlisted architect and family friend Richard Bertman, cofounder of Bostonbase­d CBT Architects.

“The house was built to provide a place where their children and grandchild­ren could spend time with them and would want to visit,” according to Gladstone.

The main level floor plan comprises the openplan living and dining room, connected by an atrium; the kitchen and breakfast room; library; study; the master bedroom suite (one of five bedrooms); the attached threecar garage; mudroom, laundry and an indoor lap pool.

“My parents and Richard Bertman, the architect, worked tirelessly to create a home with architectu­ral interest that would function for their needs,” Gladstone said. “My father hired two expert European craftsmen, who lived in the house for four months while they did all the woodwork for the house, which includes a gorgeous, rounded wooden staircase, an elaborate library, and inlaid flooring in the foyer and living room.”

The home wasn’t merely a place to live for the Gladstone family; it also served as the site – a familiar venue – for special occasions, including engagement parties and holiday gatherings. Gladstone pointed out the foyer, living room, formal dining room and outdoor patios as inviting spaces for entertaini­ng.

In recent years, the 1986built house has benefited from a “significan­t makeover,” according to Gladstone.

“We removed the walltowall carpeting in various rooms and replaced with new hardwood flooring,” he said. “The indoor pool was refurbishe­d, and the landscapin­g refreshed. A brand new shingle roof was put on the house in 2015.”

The indoor pool can be used yearround, Gladstone attested, thanks to the high ceilings and veritable wall of glass for a bright aesthetic no matter the time of year. Sliding doors open out to a terrace, where lounge chairs might line the terrace during the warmweathe­r months.

The landscaped lot spans an

even 2 acres – level, with lawn, terraces and a tennis court – a favorite amenity for the Gladstone family. “And, as a bonus, the property abuts acres of preserved, open space that is maintained as lawn; it creates the feeling of a much larger and very private lot,” Gladstone noted.

“Our family believes Round Hill Road is the most beautiful street in Greenwich,” Gladstone added. “It features some of the most iconic homes in Greenwich. We are ideally located in the heart of midcountry, at the corner of Round Hill and Clapboard Ridge [Road]. The surroundin­g area is full of beautiful, quiet streets that are perfect for walks. … We enjoy close proximity to Sabine Farms, walking trails, and the Round Hill Club is minutes down the road. The house is also very convenient to downtown Greenwich, which is only seven to eight minutes away and easily accessible to the Merritt Parkway, which is only one mile north up the road.”
