Greenwich home strikes balance of privacy and convenienc­e

Michele Klosson and Sandy Shaw of Sotheby’s Internatio­nal Realty have teamed up to co-list the five-bedroom single-family home at 53 Round Hill Road, Greenwich. The asking price for the property is $6.85 million.

Georgian in architectu­ral style, the exterior of the 18-room house is clad in clapboard and built of stone. The house was custom built in 2000, and it’s on the market for the first time since. Greenwich Time interviewe­d the homeowner, who recalled when she and her husband acquired the parcel and embarked on designing their family’s dream home.

“It was built by Ira Grandberg of Grandberg & Associates Architects, who is well-known and regarded for his classic designs. … One of the nicest compliment­s we get? When people say that it looks like our home has ‘always been there.’ It nestles into the property, surrounded by almost four acres, with mature trees and lush landscapin­g. We’ve added some gardens, but mostly kept it natural, because that’s the way we liked it,” the homeowner said.

The 3.87-acre setting is what initially attracted the owners to the site. Though it afforded their custom home lots of privacy, the location place them just a sixminute drive to downtown Greenwich.

With 8,526 square feet of living space, the interior rooms are spacious and inviting. The first floor comprises a foyer, formal living and dining rooms, a paneled library, a card room, family room, kitchen, breakfast room,

butler’s pantry, one of three offices, and a mudroom that leads out to the three-car garage.

“We built the house for an active family,” the owner explained. “For example, we’re huge sports enthusiast­s, so we created an enormous mudroom with lots of extra storage and cubbies.”

Buyers searching in this area of Greenwich, in this price range, may be interested in some of the home’s finest architectu­ral and design details, such as hardwood flooring, three fireplaces and a gourmet kitchen with granite countertop­s. French doors have been incor

porated into a number of the public room designs, allowing for nice “flow” – for daily living or when entertaini­ng – out to the terraces, lawns and pool.

The pandemic changed priorities for buyers, who now particular­ly value space – indoors and outside – at-home amenities, and places to work for both the adults in the home and the children. There are two large offices here – practicall­y, a wing of office space. The three offices proved invaluable as COVID-19 descended upon the region, and suddenly there were four adults living and working at home.

The house has five bedrooms – each with en suite bathrooms. The master, in fact, has two baths of its own and a pair of walk-in closets. “Each of the kid’s rooms has a built-in desk, because we anticipate­d that they’d need to work in their rooms as they grew up,” she said.

In addition to the heated, 50foot pool, this home has a few other noteworthy amenities, including a home gym, billiards room and a wine cellar.

“While there’s a family room upstairs, there’s another downstairs – for TV, a ping-pong table and a pool table,” the seller said.

Ultimately, the next owner of this property will enjoy the fruits and labors of the first owners, who tended to gift specimen trees to one another, for anniversar­ies, holidays and other occasions. “We’ve got some fun ones,” the seller said. “There are Japanese maples, dogwoods, and a beautiful weeping beech in the front.

“There’s a magnolia outside of the kitchen, and when it’s in bloom, it’s amazing,” she attested. “We have a beautiful piece of land, and I’ve loved our home. Hopefully, we’ll find a buyer who wants to enjoy it as much as we have, and perhaps raise their kids here, too.”
