New chef’s kitchen

An updated kitchen, built-in bar and nearVillage location will compel buyers

- By Gretchen A. Peck Listing agent:

Newly listed in Old Greenwich, 33 Ballwood Road is a five-bedroom shore colonial that’s positioned on a quiet 0.31-acre lot that’s south of Old Greenwich’s village. The house was built in 2002 by Richard Harris, principal at Harris Associates, based in Old Greenwich.

“33 Ballwood is on a private, water-side lane south of the village of Old Greenwich, offering the lifestyle associated with this location,” Alison Farn Leigh explained. Leigh is co-listing agent for the property, working with her Berkshire Hathaway Home Services’ colleague, JoAnn McCarthy.

“(The) home offers a lot of space compared to most houses in this part of town,” she added.

The floor plan affords 5,176 square feet of living space, formal living and dining rooms, and two family rooms. The formal rooms each have access to the backyard and bluestone patio.

The interiors are bright and inviting, with lightly finished hardwood flooring and color schemes in a neutral palette, allowing a buyer the freedom to move right in with their own furnishings and decorative items.

The kitchen was recently renovated. It has timeless white cabinetry, a center island with a cooktop and room for seating and serving, two sinks, and marble-clad surfaces that provide an abundance of task space. The kitchen has an open-plan design that seamlessly spills into a breakfast room and one of two family rooms. The second is in the finished lower level; the room could also be used as a playroom or gaming room.

The seller has made a number of other improvements to the property, according to the listing agents. They’ve updated the bathrooms, finished off the lower level, added new mechanical systems, new lighting and new flooring. They also refurbished the wrap-around porch.

“This is an amazing entertaining house,” Leigh said. “The unique wrap-around porch — which wraps around three sides of the house — connects all of the public rooms on the main floor, creating the space for a very large social event. And if a quieter, more intimate party were the preference, the third-floor bar and theater would be the preferred destination.”

The home theater and built-in bar are just two of the property’s amenities. It also has a room in the lower level that’s a good option for a home gym or yoga studio. The lower level has its own full bathroom with a sauna, and a wine cellar, as well.

A striking curved staircase leads upstairs. Five bedrooms

are situated on the second level, including the primary suite, which has an en-suite bath, a fireplace and a private balcony overlooking the yard. There’s a second-story laundry, centrally positioned to cater to all of the bedrooms.

One of the extra-special features of this property? Deeded beach rights.

“The Old Greenwich neighborhood offers the ideal beach and village community desired by so many today. The residents of this area tend to enjoy outdoor activities, such as boating, walking and biking,” Leigh said.

“The town’s crown jewel, Greenwich Point, is in very close proximity to 33 Ballwood,

as is the charming village of Old Greenwich. Additionally, the town’s events, like the Memorial Day parade and 4th of July fireworks happen right outside your doorstep,” she concluded.

The asking price for 33 Ballwood Road, Old Greenwich, is $3.995 million.
