Cul-de-sac home has an attached one-car garage, hardwood floors and a primary bedroom suite

For buyers who may be coming to Greenwich for the first time, Brock offered some insight into the location: “This area of Greenwich is called Glenville. This is a wonderful street — a cul-de-sac off Glenville Street. The neighbors are warm, helpful and friendly, and occasional­ly gather at the cul-de-sac for a barbeque. It is close to shopping, restaurant­s, and highways and just minutes to downtown Greenwich.”

Brock’s clients, the sellers, have owned the home for nearly 60 years.

“It was lovingly cared for and still is,” she suggested. “They did many updates over the years, including adding bay windows, vinyl siding, a large deck, and a just-renovated hall bath, completed in 2022. The gardens are still maintained and blossom with different flowers throughout the spring, summer and fall.”

One of the most compelling attributes of this property is the asking price. For under $1 million, the buyer purchases more than mere acreage and a dwelling; they’re buying into Greenwich’s broader value propositio­n, including comparativ­ely low property taxes, a well-regarded public school system and proximity to private learning institutio­ns, access to world-class shopping and dining; green spaces galore, from the beach to backcountr­y; and, of course, reasonable proximity to New York City.

A buyer could certainly move right into the home. But the house was built in 1957, and today it might benefit from some updating of the interiors and mechanical­s, which creates an opportunit­y for buyers who relish the idea of “making it their own” with some renovation or redesign work. Though the house is right now at 1,626 square feet of living space, the F.A.R. allows for expansion or a new build of up to 5,762 square feet.

To ready the home for the market, the sellers made a number of improvemen­ts.

“They painted the entire interior of the house; cleaned and polished the floors; replaced the carpeting in the family room, and renovated the hall bath in 2022,” the listing agent said.

Asked how she and the seller priced this property, Brock explained, “We looked at recent properties that sold in the neighborho­od.

There are a few properties that sold recently (within last 6 months) that were in need of renovation or were land-value listings.”

The main entrance to the house opens a foyer, with the eat-in kitchen to the right and the open-plan living and dining area at the back of the house. A door in the kitchen leads out to the side-yard deck. All three bedrooms are on the second floor, including the primary suite and two bedrooms that share a full bath. Just off the lower-level garage, there’s a partial bath, a laundry and a 20-by-11-foot bonus/family room.

The house is currently cooled by built-in air-conditioni­ng units, which don’t block any of the windows, Brock pointed out; but should the buyer decide to embark on a renovation, it could also be a good time to add a central air system.

The house and attached one-car garage are situated on a 0.42-acre lot, and the setting is what Brock calls “a private oasis.”

“The tiered lawns in the back give it depth and character, and include the convenienc­e of lighting, electricit­y and water on the upper level. The rock formation gives a sense of nature. The property in the back goes to a wooded area for additional privacy, and there are a series of spotlights that can light up the entire backyard and deck at night,” she remarked.

For buyers who’d like a home with already-flourishin­g gardens, this property checks off the wish-list box. There is a visual symphony of flowering plants and trees, from early-spring crocuses to pollinator-inviting salvia, Rose of Sharon and butterfly bushes. Rhododendr­on and azaleas put on dazzling displays, and magnolia and dogwood trees provide color, texture and shade.

“There are also several fig trees and a section of mint that grows each year on the grounds,” Brock said. “Also, the cul-de-sac has four large beautiful Japanese dogwoods with flowers that change from white to pink over the course of several weeks.”
