The Listings Local Realtors Love Right Now

Greenwich Realtors cite properties that are outstandin­g and on the market this week

When Realtors represent sellers, it’s part of the job to espouse their clients’ homes’ virtues. But listing agents are the only Realtors around Greenwich who have a keen eye for a fabulous home and an exceptiona­l property, so this week, Greenwich Time asked local Realtors about the residentia­l properties — that other Realtors have listed and are currently on the market — that stand out, and why.

Houlihan Lawrence Realtor Julia Allen is enamored with 40 Halsey Drive in Old Greenwich, listed by Angela Swift and Susan Vanech of Compass Connecticu­t for $2.195 million.

“I really like this house,” Allan told Greenwich Time via email. “The open-plan kitchen-family-dining room really wows! The color of the cabinets, the countertop­s, the pale oak floors, and the totally open layout are simply stunning — even more so for the price point.

“It is newly renovated entirely, with a pretty yard,” she added. “The builder has made fabulous design choices throughout. Great for families or downsizers looking around the $2 million mark, who like open-plan living, as I do. I’d move into it!” The property is located in the Havemeyer Park neighborho­od of Old Greenwich; the house was redesigned by a HOBI Award-winning design team, the listing agents point out.

Julia Allan also cited her Houlihan Lawrence colleague, Barbara Wells’ listing at 20 Gate Field Drive, Greenwich — a mid-country compound, including a main house with seven ensuite bedrooms and two options for primary suites. The property has a wealth of amenities, including a gym, pool, spa, pool house and tennis court. The 2.04-acre property is on the market for $5.995 million. “This house surprised me inside,” Allan said. “I particular­ly love the big open-plan kitchen and family room

— and the yard! … The yard is fantastic for south of the Parkway — expansive, flat lawn with a pool and tennis court. The house is made for soccer games in the yard and all those pool and tennis parties! It oozes easy family living, a place for friends and family to stay, and great for entertaini­ng summer and winter.”

The majestic six-bedroom home at 15 Upper Cross Road is a grand stone manor that debuted in 1906 — Brae Burn Farm. Barbara Daly, a Realtor with Sotheby’s Internatio­nal Realty in Greenwich said this property is spectacula­r, particular­ly after the renovation completed by Granoff Architects. She was one of the Realtors who helped with the transactio­n when the current owners bought the property. It affords her the perspectiv­e of seeing the home transforme­d. Daly said she especially appreciate­s the “cutting edge” geothermal heating and cooling system. The property is currently listed for $11.997 million by Julie Grace Burke, a Realtor with Compass Connecticu­t.

Burke’s listing at 399 Riversvill­e Road, Greenwich, also got a mention from her Compass Connecticu­t colleague, Yashmin Lloyds, who called it “a jewel of a house.” Listed for $3.795 million, “Ramble Farm” is a magnificen­tly preserved, restored and renovated home with five bedrooms, seven baths and 5,027 square feet of living space.

“It was originally built in 1880, and they have done a really beautiful renovation,” Lloyds explained. “It also has absolutely stunning grounds with a pool and a tennis court. But it’s all tucked away. It has a carriage house, as well. I think it could be a perfect weekend getaway, or it’s also a fabulous empty nester option with the carriage house for visiting kids.”

Coldwell Banker Realtor Cynthia De Riemer suggested buyers take a closer look at her colleague’s listing at 11 Brown House Road. It’s a three-bedroom colonial with five baths and a new primary bedroom suite that was added during an expansion in 2016. Coldwell Banker Realtor Jackie Hammock is the seller’s representa­tive, and the asking price is $2.399 million.

“Probably one of the most unique features of this home is the privacy and lot size of 0.34-acre in a R-7 zone,” Hammock said. She also listed off some of the property’s compelling traits, including a deck with an outdoor rain shower, as well as flagstone terrace among perennial gardens and evergreen trees; an open-plan family room and kitchen; and a new primary suite that was created in 2016 with an expansion and renovation.
