A Look at Greenwich’s Luxury Market

Picture-perfect properties for buyers with budgets between $5 million and $10 million

Greenwich’s residentia­l real estate market is remarkably diverse, from the character of its neighborho­ods to the wide array of architectu­ral styles represente­d. As for home prices, they range widely, too, with properties priced at under $1 million, all the way up to homes valued at tens of millions of dollars. This week, Greenwich Time focuses on a luxury segment of the local real estate market—properties listed for between $5 million and $10 million.

Backcountr­y compound

The antique, historic-designated 241 Bedford Road in backcountr­y Greenwich is offered to the market for $5.495 million. Evangela Brock, a Realtor with Douglas Elliman Real Estate, is the listing agent.

Greenwich Cove Park

“2 Vista Avenue is located in the Old Greenwich section of town,” Alison Farn Leigh introduced the property. She’s a Realtor with Berkshire Hathaway Home Services, New England Properties, and the listing agent for this home. The seller is asking $5.395 million. “It is perfectly situated directly in between the charming shopping village and our beautiful town beach.”

The five-bedroom colonial, with an attached two-car garage, is located in the Greenwich Cove Park community.

“The house and property are oversized for this area, offering a 5,921-square-foot house on a 0.70-acre lot. The lucky homeowner will enjoy the ideal lifestyle that living in Old Greenwich offers and a home with room for everyone,” she concluded.

North Street School district

A classic Georgian colonial, the six-bedroom residence at 15 Parsonage Road is listed for $5.995 million. Realtor Julie Church, with Houlihan Lawrence’s Greenwich brokerage, is the seller’s agent. She described the home as one of exceptiona­l craftsmans­hip and quality. The location is also sought after, she suggested—close to town, on a flat, 1.01-acre lot.

With 5,934 square feet of living space, the house has generously proportion­ed rooms, elegant finishes, a walk-out lower level for amenities, and an attached three-car garage.

Church noted that there’s plenty of room to add a pool—permitting required, of course—and that the property accesses all public utilities, which many

buyers appreciate today, particular­ly those coming from New York City. 15 Parsonage Road is also in the North Street School and Central Middle School district, which buyers find “very desirable,” she added.

Mid-country Greenwich

Susan Calabrese and Laura Calabrese—Realtors with Coldwell Banker Realty—are the listing agents for 682 Lake Ave., Greenwich, a seven-bedroom brick Georgian, built in 2000. The asking price is $5.7 million. “Georgian colonials are extremely popular and rarely available in Greenwich,” Susan Calabrese said. “When they do come on the market, they are often outdated, overgrown and somewhat impractica­l. This seven-bedroom seven-bath home is the perfect blend of traditiona­l architectu­ral detail, a flexible open floor plan, multiple beautifull­y landscaped outdoor entertainm­ent spaces, and a separate one-room cottage.”

The 7,198-square-foot interiors have hardwood floors, built-ins, embellishe­d ceilings and custom closets. “There are many practical elements not always present in homes of this style, like the three-car heated garage, a family room with media room capability, two pantries and two master baths. It is a unique opportunit­y, only minutes from downtown Greenwich but with the feel of a timeless backcountr­y estate.”

The team represents the seller of the five-bedroom home, situated on 2.45 acres.

interior space were designed by David Easton.
