New Options for Greenwich Buyers

Well-priced properties are once again moving quickly across Greenwich, requiring buyers be ready to act when the right one comes to market

- By Gretchen A. Peck

The winter real estate market has traditionally been a little slower than other seasons. Home sellers often either pause their listings or wait until after the holidays have passed to reintroduce properties to the market. This winter was no different, but as soon as the calendar page turned to reveal February, things heated up again. In speaking with local Realtors this week, they report that open houses have been well attended, multiple bids are still the norm, and properties priced right and in good condition sell quickly.

Given the pace at which homes across Greenwich are moving again, buyers navigating the market may appreciate a look at what’s new to the market this week.

Realtors Nicole Bates and Penny Schwartz, the Nicole Bates Team with William Raveis Real Estate’s Stamford brokerage, are the listing agents for 31 Cognewaugh Road in Cos Cob. Located in the North Mianus School district, this three-bedroom Cape-style colonial has two baths and 1,620 square feet of living space.

“Restore the beauty of this classic Cape, or build upon your own vision of a dream home,” Schwartz suggested to buyers in the market today. “Endless possibilities await you with this three-bedroom, two-bath gem on 0.35 acre, minutes from excellent schools, with a flexible floor plan and lush landscape.” The location is particularly compelling for buyers who may appreciate having conveniences close at hand or green spaces to enjoy. “[It is] located minutes from a myriad of stores, amenities and beautiful walking trails along the Mianus River.”

The two-bedroom 1,633-square-foot single-family home at 175 Davis Ave., Greenwich is newly listed. Houlihan Lawrence Sales Executive Spencer Sodokoff is the seller’s Realtor. The asking price is $986,000. “This is a wonderful opportunity to own an intown two-bedroom Shaker shingle-style home with great renovation potential, located close to shops, restaurants, trains and the park,” Sodokoff said. Urs Klarer and Alexander Klarer, the Klarer Team at Coldwell Banker Realty’s Darien brokerage represent the seller of 11 Somerset Ln., Riverside.

“This spacious Riverside Cape is updated inside and out, with its own—not leased—solar panels and geothermal heating. It is located on a quiet cul-desac, south of the Post Road in Riverside,” Urs Klarer explained to Greenwich Time.

Alexander Klarer added, “This home features four bedrooms and three full baths, an open floor plan, with wood and tile flooring. Also, the large fully finished basement, easily converted to an in-law suite, is a special bonus.” Douglas Elliman Real Estate’s Samantha Behringer is the listing agent for 25 Indian Harbor Dr., Apt. 5, Greenwich, a three-bedroom townhouse-style condo with 1,872 square feet of living space and renovated kitchen.

“Get the best of both worlds in this boutique condo end-unit townhouse, with the convenience of downtown Greenwich living and easy access to New York City—surrounded by parks and water all within walking distance,” Behringer described the property. The asking price is $839,000.

The two-bedroom townhouse-style condo at 155 Field Point Rd., Apt. 4S, Greenwich, is listed for $1.299 million by Hannelore Kaplan and Wendy

Werneburg with William Raveis Real Estate in New Canaan. The three-level home, with a walkout lower level, is within walking distance to Greenwich Avenue, the train station and library.

The two-bedroom, onebath condominium at 5 Putnam Hill, Unit 3A, Greenwich, is for sale. Broker Carolyn Anderson of Anderson Associates Ltd. is the listing Realtor. The asking price is $450,000. “Even for Greenwich residents, they are often not aware of Putnam Hill apartments, which are tucked away behind Putnam Park,” Anderson noted. “When they do discover them, they are amazed, because Putnam Hill checks off all their wishes: a central-Greenwich location, spacious units, pet friendly, one-floor living, an elevator to all floors, including the basement; a generator, balcony, and all within walking distance to Greenwich shops, the library, Whole Foods, Starbucks, restaurants, houses of worship, and transportation.”
