Realtor keeps buyers notified in hot marketplac­e

Many homes are sold before they are advertised. However, with Brad Carlson’s New Listing Notificati­on, home buyers are notified of new listings immediatel­y.

“If clients hire me or not, I recommend this notificati­on service. Those considerin­g working with me, I will provide a list of my last 10 clients so they can do their homework on my profession­alism and service,” said Carlson, Realtor, Better Homes and Gardens Real Estate Gary Greene.

Carlson recommende­d all clients doing their homework prior to working with a real estate agent, either buying or selling.

“Those selling a home, look at a Realtor’s past listings, how long there were on the market, and what they sold for. For buyers, look at the homes they have sold, and their customer service rating on www.HAR.com,” he said.

Carlson has a high listing-to-sold ratio.

“I work hard to help clients get their home ready for market and that is why,” Carlson said.

In an effort to help sellers prepare their homes for market, he has a long list of names, from plumbers to landscaper­s — whatever clients need.

He also helps stage homes.

“When I am helping clients prepare their homes, I make a couple of visits. We list items that need attention. I also bring staging items if needed,” Carlson said.

The first impression of a home starts at the curb, with mulched flower beds, trimmed hedges, flowers, and a clean and polished front door and windows.

“When clients and I go to see a home, they are looking around as I take the keys out of the lockbox and this is their first impression,” Carlson said.

Also, when people walk in the front door, they need to feel it is updated, and if not, they usually turn off their radar.

Those who are considerin­g listing their homes, Carlson said to do it now.

“We are expecting 1,500-plus families with Exxon moving here and the majority has already started looking. Now through the end of summer is a great time to list your home,” Carlson said.

Carlson is in his eighth year as a Realtor. Prior to real estate he was relocated five times with his previous employers, so he understand­s the pressure of finding a home, selling a home, moving and all that goes with it.

Also, in his previous positions he worked in management for wellknown companies, and his business experience, communicat­ion skills, customer service, negotiatio­n skills and market knowledge are only a few of the skills he brings to the table to serve clients.

These skills have led to many awards and honors, including being the No. 1 Individual Top Producing Gary Greene Realtor for the past seven years.
