TNRG’s Tomball Industrial Park nears completion

The city of Tomball has become a new light of opportunit­y for many developers in Houston and surroundin­g areas.

As the city flourishes with new businesses and housing, the need of diversifyi­ng and being able to provide its residents with the amenities of a city like Houston, Tomball has welcomed TNRG as a reliable business developer.

TNRG’s first project of its kind in the area, Tomball Industrial Park stands between neighbors such as Baker Hughes and Mustang CAT. Among the largest developmen­ts in the area, Canadian-based Packers Plus Energy Services’ announced a new facility that will be located next to the park, at 328,000 square feet. The industrial park features freestandi­ng buildings ranging from approximat­ely 11,000-18,000 square feet for sale or lease.

The expansion of Grand Parkway that will be just miles from the park also makes the site an important asset to the growing economy of the city of Tomball.

Patrick Wolford, CCIM, one of the representi­ng brokers of the park, said “the area is experienci­ng tremendous growth, and a higher number of new businesses are being attracted to the Tomball market.”

Phase I of Tomball Industrial Park will welcome commercial/industrial buyers or tenants to the area by providing four different size buildings that comprise a total of around 56,000 square feet. These buildings are built with a 20-ton crane capacity as well a three-phase/480V power.

The location and the type of buildings in the park give different types of tenants or buyers the opportunit­y to customize the buildings to fit their needs. The grade-level doors provide an amenity necessary for distributi­on or service companies, while the crane capacity can be used by any oil and gas company.

The amenities and degree of customizat­ion of the buildings take away the amount of work it would take to build a new facility for a new tenant or buyers in the area.

Mike Spears, SIOR, CCIM, said TNRG decided to take on a project in Tomball because “there was a lack to meet the strong demand for these types of buildings in the area. The degree of customizat­ion with the office space and building amenities like cranes and dock wells is beneficial to a buyer or tenant.” Spears said this new park is in proximity to the “new” Energy Corridor — the ExxonMobil campus is nearby.
