Fry-529 Retail Center sold to undisclosed buyer
• An affiliate of United Equities has sold the Fry-529 Retail Center, a 115,000-square-foot center at FM 529 and North Fry Road to an undisclosed buyer. The center is 98 percent occupied with Fiesta Mart as a main tenant. United Equities, which continues to manage the center, will break ground on a multitenant building with 8,400 square feet and will market the remaining development sites.
• AMR Properties has purchased a 33,750-square-foot parcel in Mont Belvieu’s Eagle Drive mixed-use development as the site of a 4,000-square-foot animal hospital. Greg Shaw with Shaw Commercial Properties brokered the sale. The land, near the northwest corner of Eagle Drive (FM 3180) and Langston Boulevard, was sold by the city of Mont Belvieu.
• Baker Katz has acquired 2 acres at 820 W. Bay Area Blvd. near Baybrook Mall for two restaurant buildings. Construction of the 15,000-square-foot development is anticipated to start by year’s end and finish in the first quarter of 2018. David Wise and Joe Silver of Streetwise represented Baker Katz. Colin Fox with Colin Fox & Associates represented the seller, DMC Enterprises. The site once held a Zio’s Italian Kitchen.
• Gulf Coast Regional Blood Center has leased 4,992 square feet in Fairfield Town Center, 28644 U.S. 290, from NewQuest Properties. Bob Conwell and JJ McDermott of NewQuest Properties represented the landlord. Jesse Tollett of Jesse J. Tollett & Co. represented the tenant.
• Local Foods, a restaurant by Benjy Levit and Dylan Murray, has opened a fourth area location in a 10,000-square-foot space at 420 Main Street in downtown.
• Better Home & Gardens Real Estate Gary Greene has leased 4,200 square feet in Marketplace at Ninety-Six, at League City Parkway and Hobbs Road, League City, from NewQuest Properties. Rebecca Le of NewQuest Properties represented the landlord. Ray Allison of Gary Greene Commercial Properties represented the tenant.
• Smallcakes Bakery has leased 1,300 square feet at Shops at Northpark, a development of Rubicon Realty Group at 1310 Northpark Drive in Kingwood. The center will be completed in June. Inna Gallagher represented the landlord.
• LightRX Face & Body has leased 1,372 square feet in The Market at Crenshaw at 4541 E. Sam Houston Parkway for its first Houston location. Kyle Knight with Weitzman represented the tenant. Transwestern represented the retail center.
