A new restaurant will go in a Pizza Hut location

• Braun Enterprise­s has purchased the 3,000-square-foot Pizza Hut at 1805 W. 18th in the Timbergrov­e/Lazybrook area and will lease it out to another restaurant operator when Pizza Hut vacates in the next few months. The building was purchased from the owner/operator of the Pizza Hut. Braun will soon begin exterior renovation­s with a midcentury mod design on its nearby center at 1900 W. 18th. In the Heights area, the company also bought the center at 1848 Airline anchored by Ristorante Bellissimo Italian Cuisine. Braun Enterprise­s, which owns dozens of retail centers in Houston’s Inner Loop, provided an update on leasing activity at 4721 N. Main. Hughie’s Heights will open in mid- to late May, and Dolce Neve, a gelato shop chain based in Austin, will make its Houston debut in an 800-square-foot space.

• IHOP has leased 4,588 square feet in Brazos Town Center at U.S. 59 and FM 762, Rosenberg, from NewQuest Properties. Bob Conwell of NewQuest Properties represente­d the landlord. Jon Kantalis of SDI Realty represente­d the tenant.

• Warren Hitchcock of NorthMarq Capital arranged a 20-year loan to refinance the 37,975-squarefoot Hidden Lakes Retail I & II shopping center on League City Parkway near South Shore Boulevard. Tenants include Wendy’s and Floors for Living.

• Royal Providence Plaza, a 37,248-square foot center at 91039111 FM 1960 West, has changed hands. Derek Hargrove, Justin Miller and Davis Hansen of Marcus & Millichap handled the sale.

• A private investor has purchased Westover Plaza, a 50,962-square-foot shopping center at 6011 W. Main in League City. Justin Miller, Derek Hargrove and Davis Hansen of Marcus & Millichap represente­d the seller, a local developer. Built in 2015, the center is leased to tenants including 5 Star Floors, Mr. Sombrero, Kinex Fitness, Dawn Donuts, A Lifetime of Learning, Bay Area Dental, Bella Oasis Pools and the Red Oak Café.

• Any Budget Mattress has leased 1,750 square feet in Cypress Landing Shopping Center, 3040 FM 1960 East. Jason Gaines and Hannah Kaplan of NAI Partners represente­d the landlord, Shomer III.

• Center Court Pizza & Brew plans a 3,540-square-foot location in Friendswoo­d’s Fountains Plaza building at 2111 W. Parkwood.

• Pinch A Penny Pool Patio and Spa has opened at 13050 Louetta Road. The franchise is owned and operated by Maria and Miguel Escobar.

• Children’s Lighthouse Learning Centers has a new 10,500-square-foot center owned by Hubert Vaz-Nayaka at 5585 Creekside Forest Drive in The Woodlands’ Creekside Village.

• Sprint has leased 3,014 square feet in Grand Morton Town Center at the Grand Parkway and Morton Ranch Road in Katy. Josh Friedlande­r and Rebecca Le of NewQuest Properties represente­d the landlord. Lunden McGill of Baker Katz represente­d the tenant.
