Giorgetti Houston takes visitors to its new boutique condos located in one of the most soughtafter areas of the city — Upper Kirby.

The seven-story, 32-unit condo building is set to be built in the Upper Kirby District on a residential street at W. Alabama and Kirby. This area is known for its five-star restaurants, upscale shopping and art galleries.

This neighborhood not only offers luxurious living, but also modern convenience. Giorgetti Houston is a short drive to the River Oaks District and River Oaks Shopping Center, as well as U.S. 59 and Loop 610.

Giorgetti Houston condos are an architectural masterpiece and provide a true, Italian experience.

From the moment you step into the front lobby, you are transported into a European lifestyle. The building is a collaboration equipped with Italian furniture and cabinetry by Giorgetti, a 118-year-old Italian family-owned icon.

Each residence features open plan living spaces and exclusive amenities. The spacious, open kitchen has quartz countertops and is outfitted with state-of- the-art Gaggenau appliances.

It also includes an Aquabrass faucet, undercounter lighting, and of course, Giorgetti cabinetry. They also feature spacious bedrooms, and luxury bathrooms with a marble shower and large stand-alone soaking tub.

Plus, it’s also perfect for entertaining. Each home features a large outdoor living loggia and summer kitchen complete with a gas grill, sink and outdoor fireplaces.

Appointed with private parking, a cold plunge pool, resistance swimming pool and a fitness center, Giorgetti Houston residences are spacious, starting around 3,000 square feet, with penthouses just under 5,000 square feet.

If you’re looking for the perfect living space with luxury amenities, high-end services and where privacy and security are never an issue, then choosing a high or mid-rise condo might be the place for you.

With Houston’s booming population and major job centers throughout downtown Houston, The Galleria, The Medical Center and Energy Corridor, condos are the place to be for urban living.

The appeal lies in shorter commutes and proximity to shopping, restaurants and grocery stores while still enjoying the vibrancy of a city atmosphere.

Houston is making great strides in accommodating the demand for high rise living and was ranked 7th in the Emporis list of North American cities with most number of high-rise developments.

Mike Mahlstedt of Heritage Texas Properties and board member of Houston Association of Realtors said the majority of the vertical market growth is inside the Loop specifically in the Galleria, River Oaks/Upper Kirby and downtown Houston. Prime locations

Particular projects to take note of are in the shadows of Rivers Oaks according to Mahlstedt. These include The Wilshire, near the River Oaks District, The Revere, which is walking distance to River Oaks Shopping Center and The Ivy, which provides micro units in Midtown.

“People want to live in premium locations and vertical living provides that opportunity. Most of the high-rise developers have chosen locations that offer walkability to shops, restaurants, nightlife and parks.

The affluent consumer is still looking for a desirable location surrounded by the things they know, but with less concern over having to maintain a large home,” said Mahlstedt.

Russell Little, Houston lawyer and author, downsized with his wife to One Park Place from their home in Memorial after raising their three children.

Today, they have a front row seat to downtown’s Discovery Green, easy access to Phoenicia Specialty Foods and tons of amenities on their 13th floor home.

One of his favorite things about living here is walking to work at the courthouse from home.

“It is grown-up heaven,” Little said. “We were ready for a dramatic life change. We love New York and Manhattan and were looking for an inner, urban world. This is five-star quality with security, and they bring your car to you. It’s such an alternate lifestyle. The outside is just beautiful with fire pits, cabanas, and pools with fountains. I just love it. It’s the life.”

Delivering the best overall life experience is exactly what’s happening throughout the various building projects in Houston.

For example, the upcoming Arabella project by developer Randall Davis, with a completion date of late 2017, will soon be home to units projected to sale from the high $800,000s to upward of $4.3 million near the River Oaks District.

Buyers will have the chance to choose from 99 residences and 14 penthouses with penthouses having private swimming pools.

Another project, the Astoria, a Class A+ high rise with 29 floors and 75 luxury condo residences, has units that are currently sold out with some available for resale or lease.

Price range high $640,ooo to $3.1 million or leases at $5,000 to $15,000. The list of amenities is vast and wide with such items as private movie theatre, private wine room, gourmet chef-style kitchens, pull-out pantries and sky pools.

Townhome/condo sales up According to the Multiple Listing Service Report for March 2017 at www. har.com, townhome and condominium sales were up again with 652 units selling versus 607 a year earlier, representing a 7.4 percent increase.

The 2017 year-to-date ( Jan. 1-April 30) for townhomes/condo sales was 2,119 with an average price at $204,168 and a median price of $158,000.

In 2016, midrise/high-rise condo sales registered at 712, with an average price of $406,012 and a median price of $280,000.

“People want to live in premium locations and vertical living provides that opportunity. Most of the highrise developers have chosen locations that offer walkability to shops, restaurants, nightlife and parks.” Mike Mahlstedt Heritage Texas Properties
