Fitness studio Spenga will be spinning into Houston

Spenga, a Chicago-based fitness studio combining spin, strength training and yoga, has signed a lease for 4,011 square feet at 307 Westheimer in the Montrose/Midtown areas for its first Houston location. Matt Parsons, a senior vice president with JLL, is assisting the chain with its expansion into Houston. Spenga will anchor a two-story retail developmen­t planned on the site of Michelange­lo’s restaurant, according to Chris Dray of NewQuest Properties. Michelange­lo’s is leasing the building, which will be torn down at a yet-to-bedetermin­ed date. The new building, which has another 2,200 square feet available for lease, is scheduled for completion in the second quarter of 2018. Dray represente­d the landlord, Lower Westheimer Center LP, in the negotiatio­ns. Spenga has about 40 locations in Illinois, Ohio, North Carolina and Colorado.

Pearland Town Center, a mixed-use center at Texas 288 and FM 518, is getting several new food options in the coming months. Chop Ice Cream will open near Barnes & Noble this summer. Popbar will start serving handcrafte­d gelato on a stick in August after taking over the former Cinnabon location near the splash pad in August. Coming this fall will be Krispy Kreme, Russo’s New York Pizzeria and Smallcakes Cupcakery.

Krispy Kreme has opened at 4061 Spencer Highway in Pasadena. The doughut shop, with 3,460 square feet and a drive-through, is the fourth to open in the greater Houston area since 2015.

T-Mobile, represente­d by Mark Fisher of Scarboroug­h Real Estate, has signed leases for several new stores: 2,200 square feet at the High Meadow Shopping Center, 3926 Aldine Mail Route; 1,347 square feet at 6640 South Shore, League City; 1,680 square feet at 2928 W. Bay Area Blvd., Webster; 1,600 square feet at the Pearland Orchid Plaza Center, 8201 Broadway, Pearland; and 975 square feet at 5524 Airline. The landlords were represente­d by Christian Barraza of Red Oak Commercial (Aldine Mail Route); Ford Scott and Geoff Bracken of Capital Retail Properties (League City); Peter Strauss of Criss Cross Commercial Group (Pearland); and Mark Gregory of AP Commercial (Airline).
