Ridge, an arm of Transwestern Development Co., has acquired 29 acres at Beltway 8 and U.S. 90 in Missouri City for the development of Southwest Commerce Center, a 477,355-square-foot industrial project at 611 S. Cravens Road. Transwestern is leasing the project, which will break ground in May and wrap up next year. Boston-based Stag Industrial has purchased the 232,950-square-foot Brookhollow West Business Park from AIV, a global distributor of valves and actuators based in Houston. Trent Agnew, Rusty Tamlyn and Dane Petersen of HFF represented the seller. Jon Farris and Matteson Hamilton of Stream Realty also worked on the deal. The two-building business park is 100 percent leased to three tenants, HFF said. AIV will relocate to its new headquarters off U.S. 290 and Telge Road early next year. Triten Real Estate Partners has sold the Intrepid Business Park, a two-building industrial project totaling 270,750 square feet on 17 acres at 5737 and 5747 Brittmoore Road to an undisclosed buyer. Chicago-based Waterton has boosted its Houston portfolio to nearly 900 apartment units with the acquisition of the Carrington at Barker Cypress, a 330-unit complex at 7202 Barker Cypress Road in Cypress. Units in the property range from 830 to 1,567 square feet. Calfrac Well Services Corp. has subleased 11,665 square Plaza, 28420 feet at Hardy Northgate Toll Road, Spring, from Swire Oilfield Services. Sean Durkin of the J. Beard Real Estate Co. represented the sublessor. Candace Baggett of the Calibre Group represented Calfrac. Valence Operating Co. has leased 12,022 square feet at One Kingwood Place. Kyle Whitney and Victor Valenzuela of Transwestern represented the tenant. Jacob Aldridge, Zach Leger and Rani Jones of NAI Partners represented the landlord. HomeTrust Mortgage has leased 2,059 square feet in Lake Houston Professional Plaza at 18700 West Lake Houston Parkway, Atascocita. The property was leased to HomeTrust Mortgage on March 6. Dancing Falls Development has hired Proximity Commercial Advisors to handle leasing of a 42,000-square-foot industrial project at 27905 Commercial Park Road near Texas 249 and the Grand Parkway in Tomball. Boatman Construction is on track to finish four 10,500square-foot office/warehouse buildings by June. Elite Crete Systems has leased 2,500 square feet at 18703 W. Little York Road, Katy. Dani Allison of Office Solutions represented the landlord.
