Wholesome Sweeteners moves to One Sugar Creek

Equus Capital Partners has landed several new tenants including Wholesome Sweeteners at its recently renovated One Sugar Creek office building in Sugar Land.

The leases total 26,259 square feet at 1 Sugar Creek Center Blvd., commercial real estate firm Transweste­rn said.

Wholesome Sweeteners, the largest of the tenants with 14,743 square feet, recently relocated its headquarte­rs from 14141 Southwest Freeway in Sugar Land. The company sells fair trade and organic sugars, syrups, stevia and honeys.

Other leases are Hydro Resources, 7,911 square feet; Baker Mortgage, 1,906 square feet; and Viza Valves, 1,699 square feet.

The $3 million renovation project, designed by Ziegler Cooper Architects, included a conference facility, outdoor game area with updated landscapin­g, and renovated common areas and restrooms. The work was completed last year.

The deals, negotiated by Transweste­rn on behalf of the landlord, represent almost 15 percent of the 193,988-squarefoot building. Transweste­rn’s Doug Little, Louann Pereira and Matthew Seliger handle leasing.

“Sugar Land remains a strong market with high demand and little exposure to the energy market,” Pereira said in an announceme­nt. “The building is 90 percent leased, and we have several suites with upgraded finishes available for immediate occupancy.”

Office vacancy in the Sugar Land/East Fort Bend County market edged up to 7.2 percent in the first quarter, Transweste­rn said in a report. The availabili­ty rate, which factors in sublease space, reached 14.2 percent. That compares with a direct vacancy rate of 15.9 percent for the Houston area overall and a 23.2 percent availabili­ty rate.

Houston-based Wedge Properties Management cited the strength of the Sugar Land submarket during the oil downturn as a reason for its recent purchase of the Three Sugar Creek office building.

Equus Capital Partners, based in the Philadelph­ia area, entered the Houston market with the purchase of One Sugar Creek in 2015. It owns other office buildings at 10497 Town & Country Way and 5300 Memorial Drive.
