7 Creeks Ranch: Hill Country community has low property taxes
Who knew livestock could save you a bundle on your tax bill? The agricultural exemption on 7 Creeks Ranch properties in the Texas Hill Country means low property taxes and makes this land an affordable investment for a weekend getaway, a vacation home or a retirement retreat.
Tax on ag-exempt property in Burnet County is based on productivity value, rather than market value. A 10-acre ag-exempt ranch with a market value of $123,000 can have an agricultural valuation of just over $840 for the year, with an annual tax bill of approximately $15. Compare that to what you pay for land in nearby areas, and 7 Creeks Ranch looks like a smart buy.
7 Creeks Ranch is holding a Land Sale event Oct. 13-14 at the ranch sales cabin, eight miles outside of Burnet. Available tracts range from 5 to 100 acres, with prices starting at $95,000. As an incentive for making the trip, five tracts will be offered at a $10,000 discount. You must make an appointment to tour the ranch in order to get one of these bargains.
7 Creeks Ranch is approximately 20 miles from Horseshoe Bay and about an hour’s drive from downtown Austin. The property was part of a large ranch owned by former Austin mayor Roy Butler.
It is now a gated community of smaller recreational ranches with new paved roads, electricity to each ranch tract and high-speed internet service. Owners share an 18-acre private community park with a 10-acre fishing lake.
Minimal building restrictions are in place, but there is no time limit to build on the land. If you’re in a rush for a ranch home, a fully functional log cabin can be in place on your property in approximately three months. Semicustom home programs are also available, or you can bring your own builder.
The Oct. 13-14 Land Sale is an all-free, all-day family event with ranch and lake tours, a petting zoo, photo booth, refreshments, and s’mores at the firepit. Reservations are required at 7CreeksRanch.com.
