Spotlight on Stolz Partners

Behind some of Houston’s luxury condominiu­ms are companies that have a long history of producing exceptiona­l buildings made to impress.

Stolz Partners LLC, formed in 1990 as The Stolz Company, is one of those. Their latest contributi­ons to the Houston condo market are The Sophie and Giorgetti.

Will Stolz of Stolz Partners said their company has done projects throughout the Southeast U.S. including Georgia, North Carolina, South Carolina and Florida.

They started in the Houston market five years ago with single-family and condominiu­m developmen­ts as well as mixed use projects. They also have second-home communitie­s in the Florida panhandle and in the Carolinas.

In the Houston market, Stolz said it was city’s economy and pro-business attitude that made this an attractive place to build.

“It’s very welcoming,” he said. “People in general are very easy to work with. You don’t have to be from here to do business here.”

The uniqueness of both these luxury developmen­ts is evident, and buyers have been receptive. In addition, they offer prime locations and bespoke amenities. The Sophie and Giorgetti are among the first to offer a Porch Potty, which is plumbed and drains to

the city sewer. Residents have access to water and drainage to be used as a garden.

They both should be completed by the first quarter of 2020.

“I truly believe these buildings will exceed expectatio­ns. Our emphasis on outdoor spaces has never been done in Houston.

We have very large outdoor areas. There are really great features. I tell people these are custom homes in a vertical environmen­t. They’re highly detailed and highly amenitized,” Stolz said.

The Giorgetti, which features 32 residences, is a boutique seven-story mid-rise in Upper Kirby with living spaces ranging from 2,700 to 6,800 square feet. There are four penthouse options. High ceilings, ranging from 10 to 12 feet, complement balconies from 500 to 2,000 square feet.

Residents can also enjoy outdoor kitchens, al fresco dining, pet-living amenities, a gym, and concierge service.

The Sophie at Bayou Bend is slated to deliver 39 condominiu­m homes in this seven-story midrise off Memorial Drive. Homes here, with 10-foot ceilings, range from 2,800 to 5,200 square feet.

Residents can find top-notch amenities including a resistance pool, 24/7 concierge, porter services, private garages, dog park, a fitness center with virtual yoga studio and a private lounge with a coffee bar.

Stolz said these condominiu­ms offer a perfect fit for people at different stages in their lives.

“It’s a lifestyle choice,” he said. “They’re able to lock and leave. For certain people, it’s a good option.”
