Realtors are able to offer key advantage with buying, selling
With such a hot market for purchasing and selling homes, choosing to have Realtor on your side during such a monumental, important transaction may be wise.
Greenwood King Properties Realtor Heidi Dugan explained that in the world of e-commerce and multiple offers, buyers lose sight of what an experienced Realtor truly brings to the table for them.
“The world of real estate transactions can be quite treacherous, and buying a home is probably the biggest investment most people make. An agent who knows the area you want to be in is in tune with new listings as soon as they hit the market. They understand the details of value. Most buyers don’t realize that there can be a big value difference from one block to another,” Dugan said.
Being both informed and educated are also a part of their job to stay on top of the most upto-date information.

Avoiding mistakes
“We believe a good real estate agent will give you multiple case studies of what not to buy until you find the best option,” Martin said. “Without a good representation, the average home buyer may come in with unfair expectations and thus commit potentially financially crippling mistakes.”
Martin said aside from the standard certifications and in-house growth programs and resources from Keller Williams, they have training and workshop sessions to stay alert on the latest trends.
“We run area and specific home trends on every home our clients make offers on so they can understand the current market conditions. We also review monthly statistics together as a team and talk through what we’re experiencing in the market. This brings us the most targeted/ localized insights and tangible examples to our clients,” Martin said.
Red flag issues
In addition, Dugan said a Realtor knows builders’ reputations, top inspectors, and if a red flag will be needing further investigation by a specialist, resulting in negotiating repairs.
“It is easy to walk into a money pit. Also, an experienced agent will give credibility to your offer with the other agent. In a multiple-offer situation, a seller will want to know the buyer has someone experienced guiding them through the transaction so it will ultimately close,” Dugan added. ■
