Pelican Builders’ projects including The Hawthorne gain momentum

Pelican Builders recently topped out its 17-story Tanglewood-area high-rise condominiu­m, The Hawthorne. The milestone builds upon significan­t momentum in 2022 for Pelican Builders — one the most active residentia­l developers in Houston in the past 20 years.

Earlier this summer, its mid-rise project, The Revere at River Oaks, completed a sellout of its 30 units, which total $70 million. Additional­ly, Pelican Builders is nearing completion on its 33-residence mid-rise Westmore in the Upper Kirby District.

“Just over a year ago, we stood at this site on the ground level to place shovels in the dirt and usher in the longawaite­d constructi­on phase of this project. I am now proud to be standing from a much higher vantage point as this condo has gone vertical in the span of 13 months,” said Pelican Builders President Derek Darnell. “The team at Ludlow Constructi­on really answered the bell and worked expeditiou­sly, yet always safely, on the constructi­on of this building. Now, the full project team will be able to make its mark on this high-rise as we march one step closer to the completion of The Hawthorne.”

With constructi­on now

having topped out, the Kirksey-designed project will transition toward build out of the condo’s 67 residences, each of which will boast spacious outdoor terraces and expansive interiors.

The high-rise will additional­ly offer public indoor / outdoor areas designed by internatio­nally acclaimed Lauren Rottet of Rottet Studio. In keeping with Tanglewood developer William Giddings Farrington’s original plan for the neighborho­od, Rottet is placing a premium on green spaces at The Hawthorne — so named for Nathaniel Hawthorne, the author of Farrington’s daughter’s favorite childhood book Tanglewood Tales — starting with the building’s dramatic portcochèr­e, which will be surrounded by views of greenery set behind an ivy-clad privacy wall lined with live oak trees. The resident room will boast additional green elements, while the pool deck will be appointed with chaise lounge chairs on lawn areas, rather than hardscape.

“Since the groundbrea­king in August of last year, Douglas Elliman Developmen­t Marketing Texas continues to see a high degree of buyer interest in The Hawthorne, which speaks to the sterling reputation that Pelican Builders has establishe­d in Houston as one of the city’s most prolific residentia­l developers, as well as to this project’s singular appeal as the first condominiu­m developed in this part of Houston in the past 40 years,” said Jacob Sudhoff, Senior Leadership Advisor, Texas, Douglas Elliman.

Now over 40% sold, The Hawthorne’s residences start at $1.5 million with an average size of 2,705 square feet per residence; each of the luxury homes in the pet-friendly building will come with amenityric­h features and services, including large terraces with pet porch potties.

The building’s Fifth Floor Oasis will house a 67-foot lap pool surrounded by lush landscapin­g, a dedicated fitness center, and a resident lounge complete with a bar, fireplace, game tables, coffee area, and catering kitchen.
