A: Real estate agents are in the business to make a living. Sometimes, that can make you think that the price at which the agent suggests you list your home might not be the best because the agent is acting in his or her own interest. If the agent has done research and prices your home appropriately, you are most likely to get the most for your home and the agent benefits, too. It’s a win/win.
Homes priced too high tend to sit on the market. The longer they sit, the more value they lose because buyers tend to think something is wrong with the home, even if there isn’t.
Also, taking your home off the market and putting it back on again a month later does not reset your home’s “time on the market.” Buyer agents see the total time the home has been on the market and will guide buyers to homes they feel don’t have any issues. Ask your agent how the suggested listing price was determined, have the agent show you the comparables and describe why those comparables were selected.
Different markets can have different pricing strategies. Your agent should know what strategy will work best, given the current market conditions.
