Floor & Décor to add location
Floor & Décor, an Atlantabased retailer with six stores in the Houston area, has leased a 79,684-square-foot retail building to be built in Park Air 59, a project of Archway Properties at U.S. 59 and Will Clayton Parkway in Humble. The building will go up on a 5.5-acre tract next to the recently opened Rooms to Go in the 111-acre mixed-use development starting in January. Austin Alvis of NewQuest Properties and Preston Cunningham of Cunningham Ventures represented the landlord, Archway Burdom Land Holdings. Jeff Kittleson and Matt Keener of CBRE represented the tenant.
Bar Louie, a bar and restaurant with 130 locations nationwide, will open in La Centerra at Cinco Ranch, at 2707 Commercial Center Blvd. in Katy. Bar Louie Katy is the second franchise location being developed by 230 Restaurant Group, the partners behind Bar Louie in Sugar Land. Joan Collum of Collum Commercial negotiated the 7,500-square-foot lease for the restaurant, which will be next to Alamo Drafthouse. A grand opening is being planned for New Year’s Eve.

Childcare has purchased 1.7 acres in the Shops at Sedona Lakes, at Texas 288 and Bailey Avenue in Manvel, from NewQuest Properties. Austin Alvis and Ryan Kelsall of NewQuest Properties represented the seller.
Kids Empire, an indoor playground for children, has leased 9,483 square feet in The Gardens Center, at 15135 Interstate 45 North at Barren Springs Drive, for its first Houston location. Robin Barrow with Weitzman and Wade Greene with Transwestern represented the tenant. Opening is planned in the first quarter. Kids Empire, which recently opened its first location in Dallas, is expanding throughout the U.S.
American Family Care has leased 3,000 square feet at the Shops at Aliana II, 18310 W. Airport Blvd. in Richmond. Stephen Pheigaru and Jesse Hernandez represented the landlord, Hunington Properties.

Martial Arts has leased 2,734 square feet in Cross Creek Commons, FM 1463 and South Fry Road in Fulshear, from NewQuest Properties. J.J. McDermott and Andrew Alvis of NewQuest Properties represented the landlord. Lee Girard of Girard Interest represented the tenant.
The Chiang Family Trust has purchased the 13,905square-foot building leased by Walgreens at 1180 Clear Lake City Blvd. Ryan West and Charles Strauss of HFF marketed the property for the seller, Lister Property Co.
“The market for single-tenant, triple-net-leased properties is robust,” West said in an announcement. “Private investors like the idea of ‘mailbox money’ — receiving a monthly rent check with no management responsibility. We continue to see buyer pools increase, especially for properties such as this that are supported by a best-inclass tenant in one of Houston’s most sought-after suburbs.”
