Missouri City, Baytown have big projects ahead

Logistics Property Co. ,a national developer headquarte­red in Chicago, plans to develop CityPark Logistics Center on 97 acres at the northwest corner of Beltway 8 and U.S. 90 in Missouri City. The project, bordered by Cravens Road to the west, is planned to have 1.7 million square feet in seven buildings on completion. Phase I, which will break ground in the first quarter, consists of a 77,000-square-foot building with a rear load dock and two 180,000-square-foot crossdocke­d buildings. Method Architectu­re is the project architect. John Talhelm and Kevin Erck of JLL are handling leasing. Real estate veteran Robert Wheless leads the company’s southern region.

Avera has purchased 40 acres in the Cedar Port Industrial Park near the Grand Parkway and FM 1405 in Baytown for the site of Cedar Port Logistics. The Houston-based developer plans to break ground on a project ranging from 610,000 square feet to 2.3 million square feet in the second quarter. John Simons, Joel Michael and Holden Rushing of NAI Partners represente­d the seller.

Plateplus has renewed and expanded its lease to 10,807 square feet at 21 Waterway in The Woodlands. Ryan Dierker and Rob Banzhaf of Newcor Commercial Real Estate represente­d the tenant. Katy Gragg and Eric Anderson of Transweste­rn represente­d the landlord, 21 Waterway Holding. Allegro Builders, a Houston company founded by Lambert Arceneaux, is developing a three-story, 8,400-square-foot building at 841 Yale in the Heights. Chris Williams of Heritage Texas Properties is marketing the property for lease to retail and office tenants.

Chamberlin Houston has purchased a 71,566-square-foot industrial building on 4.5 acres at 4545 Langfield. William Rudolf and Kyle Golding with CBRE represente­d the seller, Hs-Tucson Az.

Waterfield Midstream has leased 5,783 square feet at 2445 Technology Forest Blvd. in The Woodlands for its headquarte­rs. Matthew Dickson with CBRE represente­d the tenant.

The Bay Port/Pine Bluff

Apartments, a 24-unit complex at 233 Pine Bluff in La Porte, has changed hands. Gene Flynt at Target Realty represente­d the seller, Stanford Gardner. Juan Cuevas of Marcus & Millichap represente­d the buyer. Knowles Wellness Solutions has leased 3,644 square feet at 3100 Timmons Lane for 10 years. Richard Maloof represente­d the landlord, Hartman Income REIT. Aviles Engineerin­g Corp. has renewed its 8,412-squarefoot headquarte­rs lease at 5790 Windfern. Shaw Commercial Properties represente­d the tenant. Belvoir Real Estate Group represente­d the landlord, Aviles Living Trust. Aviles Engineerin­g provides geotechnic­al, constructi­on materials testing and inspection services.
