UniversalPegasus completes lease renewal near West Loop
UniversalPegasus International, part of Huntington Ingalls Industries, has renewed its lease for 113,114 square feet for its headquarters at 4848 Loop Central Drive. Transwestern’s David Baker, Doug Little and Kelli Gault represented the landlord, a joint venture of Griffin Partners and Wheelock Street Capital. Lucian Bukowski of represented the tenant. UniversalPegasus provides project management, engineering and construction management services for the energy industry. Planned improvements at the Loop Central complex, such as a tenant lounge, fitness center and conference center, as well as providing a more efficient workplace, factored into the decision to renew, Little said.
Gibbs & Bruns has signed a long-term lease renewal for 40,836 square feet at 1100 Louisiana. The law firm, which handles business and commercial litigation, has occupied the two full floors in the 55-story downtown office tower since 1999. Jay Holland of Informetrics represented the tenant. Chip Colvill and Paula Bruns of Colvill Office Properties represented the building’s ownership, Fantome Tower. Hines manages the property. Birmingham Fastener and Supply has leased 103,466 square feet 6535 Guhn Road from Forum U.S. Graham Horton with CBRE Houston represented the tenant. Jeff Cairns with CBRE represented the landlord. CenterPoint Energy Houston Electric has purchased a 108,750square-foot property on 12.43 acres at 11220 TC Jester Blvd. Graham Horton and Glynn Mireles with CBRE represented the seller, FMC Technologies. Andy Spence with Cushman & Wakefield represented the buyer.
Aguirre & Fields, an engineering firm, has sold its headquarters building at 12999 Jess Pirtle, Sugar Land, to expand and relocate to 7215 New Territory Blvd. in Museum Square at Telfair. Sugar Land Energy Properties, represented by Bill Havey with UTRTexas Realtors, purchased the building, which has been leased to Monitor Medical. Aguirre & Fields will occupy 11,700 square feet in Museum Square at Telfair. Jennifer Raymond with JPR Commercial Real Estate represented Aguirre & Fields in both transactions. Tawnya Dornak, ICO Texas represented the landlord, AP Brothers Investment Group, in Aguirre & Fields’ new lease.
