Univer­salPe­ga­sus In­ter­na­tional, part of Hunt­ing­ton In­galls In­dus­tries, has re­newed its lease for 113,114 square feet for its head­quar­ters at 4848 Loop Cen­tral Drive. Tran­swest­ern’s David Baker, Doug Lit­tle and Kelli Gault rep­re­sented the land­lord, a joint ven­ture of Grif­fin Part­ners and Whee­lock Street Cap­i­tal. Lu­cian Bukowski of rep­re­sented the ten­ant. Univer­salPe­ga­sus pro­vides project man­age­ment, en­gi­neer­ing and con­struc­tion man­age­ment ser­vices for the en­ergy in­dus­try. Planned im­prove­ments at the Loop Cen­tral com­plex, such as a ten­ant lounge, fit­ness cen­ter and con­fer­ence cen­ter, as well as pro­vid­ing a more ef­fi­cient work­place, fac­tored into the de­ci­sion to re­new, Lit­tle said.

Gibbs & Bruns has signed a long-term lease re­newal for 40,836 square feet at 1100 Louisiana. The law firm, which han­dles busi­ness and com­mer­cial lit­i­ga­tion, has oc­cu­pied the two full floors in the 55-story down­town of­fice tower since 1999. Jay Hol­land of In­for­met­rics rep­re­sented the ten­ant. Chip Colvill and Paula Bruns of Colvill Of­fice Prop­er­ties rep­re­sented the build­ing’s own­er­ship, Fan­tome Tower. Hines man­ages the prop­erty. Birm­ing­ham Fas­tener and Sup­ply has leased 103,466 square feet 6535 Guhn Road from Fo­rum U.S. Gra­ham Hor­ton with CBRE Hous­ton rep­re­sented the ten­ant. Jeff Cairns with CBRE rep­re­sented the land­lord. Cen­terPoint En­ergy Hous­ton Elec­tric has pur­chased a 108,750square-foot prop­erty on 12.43 acres at 11220 TC Jester Blvd. Gra­ham Hor­ton and Glynn Mire­les with CBRE rep­re­sented the seller, FMC Tech­nolo­gies. Andy Spence with Cush­man & Wake­field rep­re­sented the buyer.

Aguirre & Fields, an en­gi­neer­ing firm, has sold its head­quar­ters build­ing at 12999 Jess Pir­tle, Sugar Land, to ex­pand and re­lo­cate to 7215 New Ter­ri­tory Blvd. in Mu­seum Square at Telfair. Sugar Land En­ergy Prop­er­ties, rep­re­sented by Bill Havey with UTRTexas Real­tors, pur­chased the build­ing, which has been leased to Mon­i­tor Med­i­cal. Aguirre & Fields will oc­cupy 11,700 square feet in Mu­seum Square at Telfair. Jen­nifer Ray­mond with JPR Com­mer­cial Real Es­tate rep­re­sented Aguirre & Fields in both trans­ac­tions. Tawnya Dor­nak, ICO Texas rep­re­sented the land­lord, AP Brothers In­vest­ment Group, in Aguirre & Fields’ new lease.

Kem­p­wood Prop­er­ties II has pur­chased a 40,188-square-foot ware­house on 2.0 acres at 8111 Kem­p­wood in the Spring Branch area for the ex­pan­sion of Com­puCy­cle's elec­tronic re­cy­cling op­er­a­tions.
