To­tal Plaza slated for more up­grades with an­chor ten­ant re­newal

To­tal, a global en­ergy com­pany based in Paris, has re­newed and ex­panded its U.S. cor­po­rate of­fices lease at down­town’s To­tal Plaza, 1201 Louisiana. The com­pany will ex­pand its re­quire­ment by 48,452 square feet, or nearly 20 per­cent, for a to­tal of 305,680 square feet and will re­tain nam­ing rights to the build­ing as part of the deal, land­lord Brook­field Prop­er­ties an­nounced. Build­ing upon a new fit­ness cen­ter and bike room, Brook­field next plans a ren­o­va­tion of build­ing’s main lobby, in­clud­ing new floor and wall fin­ishes with new light­ing and ceil­ings; mod­ern fin­ishes in the el­e­va­tor cabs and lob­bies; new fur­ni­ture and se­cu­rity con­sole; and new sig­nage and graph­ics in­side and out. Clint Baw­com and Jon Dut­ton rep­re­sented Brook­field in­ter­nally. Mark O’Don­nell of Sav­ills Stud­ley rep­re­sented To­tal, which has been the build­ing’s an­chor ten­ant since 2005. With the ex­pan­sion, To­tal oc­cu­pies more than a third of the 35-story tower.

Kilpatrick Townsend & Stock­ton, a na­tional law firm that opened a Hous­ton of­fice in 2017, has signed a 17,519-square-foot lease for the en­tire 43rd floor of down­town’s Bank of Amer­ica Cen­ter. Doug El­liott, Ron McWherter and Paul Pen­land with CBRE rep­re­sented the ten­ant. John Spaf­ford of Madi­son-Mar­quette, for­merly PMRG, rep­re­sented the land­lord, M-M Prop­er­ties.

Smyser Ka­plan & Ve­selka, a bou­tique trial and lit­i­ga­tion firm in Hous­ton, plans to re­lo­cate to the 28th floor of 717 Texas in Au­gust. The project team build­ing out the 27,795square-foot of­fice in­cludes Ba­sic Builders, Jory Alexan­der of Ken­dall/Heaton As­so­ciates as the lead de­sign ar­chi­tect and in­te­rior de­signer Megan Ebert. The firm will move from 22,388 square feet at nearby 700 Louisiana. Win Hag­gard of Colvill Of­fice Prop­er­ties rep­re­sented the land­lord. Ge­orge “Trey” Strake III and Jim Bai­ley with Cush­man & Wake­field rep­re­sented the ten­ant.

STA Wealth Man­age­ment has leased 10,092 square feet in Ci­tyCen­tre, 800 Town & Coun­try Blvd. Kevin Saxe, Ryan Roth and Gra­ham Hor­ton with CBRE rep­re­sented the ten­ant. Colvill Of­fice Prop­er­ties rep­re­sented the land­lord, SCG Ci­tycen­tre One.

Form­work Ser­vices & Sup­ply leased 217,800 square feet on five acres at 2200 Lauder. Carl­ton An­der­son with CBRE rep­re­sented the land­lord, Al­lied Stone. Glynn Mire­les with CBRE rep­re­sented the ten­ant.

New Edge Pre­ci­sion Ma­chin­ing has leased 9,000 square feet at the 5725 Cun­ning­ham. Jim Auten­re­ith and Chris Ochter­beck of Moody Ram­bin rep­re­sented the land­lord, HRD In­ter­ests. QRC Valve Distrib­u­tors leased 5,532 square feet at the Park Plaza Busi­ness Park, 11104 W. Air­port Blvd.. Spencer Starkey and Kurt Kistler of Moody Ram­bin rep­re­sented build­ing owner Stafford Of­fice Park II. David Claros of Caldwell Cos. rep­re­sented the ten­ant.

Agel­lan Man­age­ment has se­lected NAI Part­ners’ land­lord ser­vices di­vi­sion to man­age por­tions of its Florida in­dus­trial port­fo­lio. The prop­er­ties to­tal nearly 2 mil­lion square feet and in­clude 6100 McIn­tosh Road in Sara­sota, 1820 Mas­saro Blvd. and 6422 Har­ney in Tampa. The deal rep­re­sents NAI Part­ners’ first as­sign­ment out­side of Texas.

The Law Of­fice of Bryan Fa­gan re­newed and ex­panded to 10,008 square feet at 3707 FM 1960 West for five years. The build­ing is owned by Hart­man In­come REIT.

Becht Engi­neer­ing Co. has leased 1,223 square feet at 14531 FM 529. Dani Al­li­son of Of­fice So­lu­tions rep­re­sented the land­lord.

Forge Sys­tems leased a 7,500-square-foot in­dus­trial prop­erty at 5049 FM 2920 in Spring from 5049 FM 2920 LLC. Stephen Hazen and Drew As­ton of Lee & As­so­ciates bro­kered the deal.

Con­nex­ion Re­search has leased a 2,766-square­foot of­fice space at 1770 St. James Place. Robert LaCoure and Drew Dono­hue of Lee & As­so­ciates rep­re­sented the ten­ant. Sam Hansen and Doug Pack with Avi­son Young rep­re­sented the land­lord, 1770 St. James LP.

Lone Star Au­to­mo­tive leased 8,350 square feet at 5005 Gess­ner. Jim Auten­re­ith and Sam Ray­burn of Moody Ram­bin rep­re­sented the land­lord, In­vest LP.


The law firm of Smyser Ka­plan & Ve­selka will move to the 28th floor of 717 Texas in Au­gust.
