Calpine signs long-term renewal for downtown HQ
Calpine, one of the nation’s largest power producers, has renewed its 126,000-square-foot headquarters lease at 717 Texas. Lucian Bukowski with CBRE represented Calpine, which has been a tenant since the building opened in 2003. Win Haggard with Colvill Office Properties, represented Hines, the building’s developer, owner and property manager.

Kaplan & Veselka, which leased 28,000 square feet and will relocate its downtown office to the building.
“We are thrilled that Calpine has extended its term in the building for a commitment that will now span over two decades,” Hines Senior Vice President John Mooz said in an announcement. “We are also extremely pleased that Smyser Kaplan & Veselka has chosen to make 717 Texas its new home. These leases are evidence of the excitement over the repositioning of the asset that will be completed in just a few months.”
Renovations in progress at 717 Texas in downtown’s Theater District include a hospitalityinspired lobby with new furnishings, wall and elevator finishes, lighting and security console upgrades. The revitalization will bring new casual dining options with spaces for coffee during the day and happy hour in the evening. Completion is planned in April.
Expro Group, an international oil and gas services company, has leased 27,213 square feet in Park 10 Centre, at 1311 Broadfield Blvd. in the Energy Corridor, for relocation of its Americas headquarters. Eugene Terry and Ronnie Deyo of JLL represented the tenant. Chrissy Wilson and John Pruitt, also of JLL, represented the landlord, Lexington Property Trust.
Plantgistix, a Houston-based plastic resin logistics company, will expand to a second facility in National Property Holdings’ AmeriPort Industrial Park in Baytown in March. The 337,000-square-foot packaging plant, at 5623 AmeriPort Parkway, gives Plantgistix more than 1.3 million square feet of warehouse space at three facilities, including its main warehouse near Interstate 10 and Market Street in Houston. Houston-based Indus Management Group has purchased the Vanderbilt Court apartments at 12630 Ashford Point Drive near Dairy Ashford and the Westpark Tollway. Joey Rippel and Chris Young of HFF represented the seller, 37th Parallel. Built in 1983, the property has 164 units averaging 835 square feet.
Boccard Life Sciences has leased 14,965 square feet of office space at 12559 West Airport Blvd., Sugar Land. Chris Lewis and Jill Nesloney of Lee & Associates represented the landlord, Griffin Partners Commerce Center. Donald L. Fincher with TruCore Commercial represented the tenant.
Roofers Supply has leased 40,885 square feet at 2750 Fort Royal Drive in north Houston. Kyle Fischer and Sean Harman of Belvoir Real Estate Group represented the landlord, Commercial Plaza Ltd.
Lentz Engineering has purchased a 4,336-square-foot office building at 11511 North Garden in southwest Houston. Kyle Fischer and Sean Harman of Belvoir Real Estate Group represented the buyer.
Acuren Inspection has renewed and expanded its lease in Four Seasons Business Park, 6818 Bourgeois Road. It now takes 10,829 square feet at the property. Jack Gaffney with Finial Group represented the landlord.
