Law firms drive leasing activity at downtown buildings

Houston-based M-M Properties has signed nearly 96,000 square feet in new leases and renewals at downtown’s Bank of America Center, 700 Louisiana in the last few months. Madison Marquette’s John Spafford and Madeline Gregory represente­d the landlord in the deals.

Kilpatrick Townsend & Stockton, an internatio­nal law firm that opened a Houston office in late 2017, signed a new lease for 17,519 square feet. CBRE’s Doug Elliott and Ron McWherter represente­d the tenant.

Weil, Gotshal & Manges ,an internatio­nal law firm, renewed its lease for 21,375 square feet. John Burke of JLL represente­d the law firm.

Schiffer Hicks & Johnson ,a Houston-based litigation firm, renewed its 6,248-square-foot lease and expanded into an additional 4,627 square feet. Jon Lee of CBRE represente­d the law firm.

Carlson Capital, an asset management firm, renewed its lease for 8,774 square feet. Angus Hughes of Cushman & Wakefield represente­d the tenant.

BMO Capital Markets Corp., a financial services provider, renewed its 30,275-square-foot lease and expanded into an additional 7,065 square feet. David Bale and Eugene Terry of JLL represente­d the tenant.

Bank of America Center is undergoing a $20 million renovation that will add an 8,000square-foot restaurant and 10,000 square feet of creative office space with views of Jones Plaza. A second phase will include a new tenant lounge and conference center, a lobby coffee bar and new mezzanine level collaborat­ive workspaces. Bank of America, which occupies a large portion of the lobby, will consolidat­e its downtown offices to nearby Capitol Tower this summer.

White & Case has signed an 11-year lease for 57,315 square feet on the 29th and 30th floors of 609 Main at Texas, a 48-story office tower developed by Hines. The global law firm will relocate from Two Allen Center early next year. The deal brings the 1.1 million-square-foot tower to 84 percent leased. Michael Anderson and Damon Thames with Colvill Office Properties represente­d Hines. David Bale with JLL represente­d the tenant.

Turkish Airlines has leased 6,500 square feet at 1885 Saint James Place in the Galleria area for the expansion and relocation of its Houston sales office. Taylor Wright and Griff Bandy of NAI Partners represente­d the tenant. Chrissy Wilson, Russell Hodges and Jack Russo of JLL represente­d the landlord, the Mission Cos.

Sullivan Brothers Builders has purchased 11 acres on Palmdate at Wald Street, south of Texas 3 (Old Galveston Road), from the MJG Estate as the site of single-family homes. David Gerber of Gerber Realty represente­d the buyer.

Ruhrpumpen has leased 3,047 square feet at the Park Plaza Business Park, at 11104 W. Airport Blvd. Spencer Starkey and Kurt Kistler of Moody Rambin represente­d the landlord, Stafford Office Park II LP.

Towgette Properties has purchased a 5,820-square-foot industrial building at 10190 Fairbanks in North Houston. Frank Blackwood, Patrick Wolford and Preston Yaggi of Lee & Associates represente­d the buyer. Chris Powell of Pipeline Realty represente­d the seller, 9204 Emmott LLC.

NAPCOM has purchased a 5,000-square-foot lot along Katy Freeway and Cornish Street in the Heights. Stephanie Willis with Keller Williams Memorial represente­d the buyer, who plans to build a medical office building for its own use. Ryan Neyland of Davis Commercial represente­d the seller, T L Moore.
