Starbucks, Mia Bella’s, Sea Side Poké ink downtown leases
A Starbucks coffee shop will open in downtown’s AC Hotel by Marriott, a 10-story hotel that will bring 195 rooms with a modern European style when it opens in midsummer.
The 1,100-square-foot location at 723 Main St., at Rusk, will incorporate white surfaces, oak flooring and modern-style light fixtures designed for the site. The Starbucks will be accessible from both the street and the hotel lobby in the historic redevelopment, which is transforming a 105-year-old building into a hotel with a 4,000-square-foot meeting/ballroom area and locally commissioned artwork.
“We are adding an exciting new chapter to the rich history of this building, which was originally built in 1914 as the headquarters of Gulf Oil, then became home for the National Bank of Commerce and most recently served as the Houston Bar Center,” said Pinal Patel, the hotel’s general manager.
SeaSide Poké has signed a long-term lease for 498 square feet in Understory, the 35,000square-foot community hub and culinary market at downtown’s Capitol Tower office building. The restaurant, which serves Hawaiian inspired poké bowls using local produce from Texas farms and sustainably caught fish, made its debut at 2118 Lamar St. east of downtown in 2017. Capitol Tower, a development of Skanska at 800 Capitol, will open this summer. Other upcoming restaurants are East Hampton Sandwich Co., Boomtown Coffee, Mama Ninfa’s Tacos y Tortas, MONA Fresh Italian Food and Flip ‘n Patties. Nick Hernandez, Crystal Allen and Lacee Wilke of Transwestern negotiated the lease.
Mia Bella’s has leased a 3,800-square-foot space in The Star at 1111 Rusk in downtown Houston. Debbie Adams of Edge Realty Partners represented the landlord. Emily Durham of Waterman Steel represented the tenant. The Star, with 286 apartments, is a redevelopment of the long vacant Texaco building by Provident Realty Advisors.
Shopping center owner and developer Edens has landed Ethan Allen and Revolution Studio as tenants at its newly redeveloped Uptown Park collection of shops and restaurants along West Loop 610 at Post Oak Boulevard. Ethan Allen will relocate its furniture store across from the Galleria to an 11,595 square-foot design center Uptown Park this fall. Revolution Studio, a Houston-based fitness studio offering yoga, cycle and strength classes, will open its fourth area location in a 3,400square-foot spot.
Edens, which owns and operates 125 retail places nationwide, also announced the completion of a renovation of the center that began in March 2018. The updates brought modern storefronts, public Wi-Fi, bright exterior colors and shaded walkways with trellises that connect the buildings. The renovations brought Rejuvenation furniture store, Flower Child restaurant and a redesigned Uptown Sushi. Upcoming restaurants include J. Alexander’s and Mendocino Farms.
Eastex Shopping Center, a Mi Tienda grocery-anchored center at U.S. 59 and Little York Road in northeast Houston, is slated for a renovation and redevelopment, NewQuest Properties announced. Levinson Alcoser Associates has been selected as the architect for the project, which will renovate an existing building that will house new tenants Frost Bank and WingStop in October. A separate portion of the center will be torn down and replaced with 25,000 square feet of restaurant and retail space for existing and future tenants. Frost Bank, represented by Scott Gardner of Streetwise Retail, has leased 2,924 square feet, while WingStop has leased 1,500 square feet. Heather Nguyen and John Nguyen of NewQuest Properties represented the landlord, Colorado-based PF-Eastex, in the deals.
Aaron’s, a lease-to-own retailer dealing in furniture, electronics, appliances and computers, has leased a 12,500-square-foot building at 2525 Texas 6 South across from West Oaks Mall. Wes Miller of Wulfe & Co. represented the landlord, One Liberty Properties. Chris Burns of JLL represented the tenant.
Booza, a privately owned creamery specializing in stretchy ice cream, has opened a 1,380square-foot shop at 5922 Richmond at Fountain View. Emil Wulfe of Wulfe & Co. negotiated the lease.
AutoZone has ground-leased a 26,796-square-foot retail pad site in the Conroe North Redevelopment, 3830 W. Davis St., Conroe, from NewQuest Properties. Rebecca Le and Heather Nguyen of NewQuest Properties represented the landlord. Independent broker Edwin Williams of Austin represented the tenant.
C & M Cycles has leased 2,545 square feet at 300 North Park Drive. Rick Gutierrez of Retail Solutions represented the tenant. Brian Kaplan of Parkway Partners represented the landlord.
