AFGlobal picks Waller for consolidation of growing division
AFGlobal’s NRG Pressure Pumping Technologies group plans to consolidate to a new manufacturing, testing and regional office in Waller Industrial Park. Archway Properties has broken ground on a build-to-suit manufacturing and testing facility totaling 94,400 square feet on 16 acres at 19661 GH Circle in Waller. Additionally, AFGlobal and Archway Properties are renovating the company’s adjacent 144,500-square-foot facility on 14.6 acres at 18703 GH Circle. Completion is planned for November. The company’s three sites in Tomball, totaling 85,000 square feet, will relocate and consolidate into the Waller campus.
The need for additional space to build its new DuraStim technology was a driving factor for the new facility, according to AFGlobal. The advanced hydraulic fracturing pump is designed to improve safety and reduce environmental impact through lower emissions and noise pollution.
Don Dennis and Ben Allen with Archway Advisors represented the landlord, GeoSouthern Intermediate Holdings, which owns both properties. Jason Smith with Archway Advisors is leading the development team, which includes ARCO Design/Build Southwest and Method Architecture. John Isom of Waller Economic Development Corp. assisted with the relocation.
Archway Properties is marketing sites ranging from 1 acre to 16 acres for design-build or build-to-suit projects in Waller Industrial Park. The Houstonbased developer became involved in the park in 2013 with the acquisition of land and a build-to-suit for Premier Coil Solutions. Other owners and tenants in the park include Cameron International, FC-PRO and Alpha Foods Co. Denver-based Northstar Commercial
Partners purchased 77 Sugar Creek Center Blvd., a 143,000-square-foot office building in Sugar Land, for $27.4 million. The building was purchased from Dallasbased Velosis.
Texscape Services, a provider of landscape design, installation and maintenance services, has purchased a 21,400square-foot industrial building on 5 acres at 5935 Griggs Road. Chris Caudill of NAI Partners represented the seller, 5935 Griggs Road LLC. Lisa Dillon with Nargang Real Estate Group represented the buyer.
Crossover Health, a San Clemente, Calif.-based provider of health services for large employers, has opened a 5,300square-foot health care center at 28420 Hardy Toll Road in Spring. Crossover Health operates more than 20 locations nationwide, including Austin and San Antonio. The Spring location is near large employers in Springwoods Village and The Woodlands. CBRE brokers Joe Cybulski and John Amini negotiated the lease for the tenant. The landlord Is Northcross Partners.
Sean E. Fitzgerald, D.D.S. leased 1,620 square feet in the Lake Houston Professional Plaza at 18700 W. Lake Houston Parkway in Atascocita. Mark Wimberly of Houston Commercial Development represented the landlord, 18700 WLHP LP.
Simon-Kucher & Partners, a global strategy consulting firm with 1,200 employees in 38 offices, has leased 3,707 square feet at 3200 Southwest Freeway in Greenway Plaza’s Phoenix Tower. Alex Taghi of NAI Partners represented the tenant. Amanda Nebel of Parkway represented the landlord in-house. 2510 Yale Realty Ltd. purchased a two-building industrial complex, totaling 4,800 square feet, on a quarter-acre lot at 2510 Yale from Garrett Goudy. Chris Dray of NewQuest Properties represented the seller.
3000 Alabama Court LLC purchased 34,363 square feet of vacant land at the southwest corner of Edloe and West Alabama. The seller, St. Luke’s Methodist Church Foundation, was represented by Mark Kidd Sr. and Mark Kidd Jr. of M Kidd Properties.
LEMA Properties purchased a 8,000square-foot lot at 1105 Berthea in the Museum District for potential townhome development. Peggie Konhert with Keller Williams represented the buyer. The seller, Joanne B. Olson Estate, was represented by Ryan Neyland of Davis Commercial. Americo Oil & Gas Production Co. has purchased a 3,350-square-foot industrial building on 3.18 acres at 12230 Hempstead Road.
