Ontellus to move to expanded headquarters in One Shell Plaza
PBK, an international architecture and engineering firm, has expanded and extended its lease to 40,000 square feet at 11 Greenway Plaza. The company will complete the second phase of a renovation project in October that will bring more open work areas and collaboration spaces and fewer private offices. The expansion also accommodates PBK’s LEAF Engineers and BEAM Professionals companies. Neil Tofsky and Kevin Tofsky of Senterra Real Estate Group represented PBK in the lease. Senterra is providing construction management services, with Byrd Interior Construction serving as the general contractor. PBK has more than 500 employees globally, more than half of whom are in the Houston office. The company initially occupied 400 square feet when it moved to Greenway Plaza in 1981.
Ontellus will relocate its headquarters to 32,000 square feet in One Shell Plaza, 910 Louisiana, in October. The privatelyheld records retrieval and claims intelligence provider, which serves insurance carriers, selfinsured corporations and law firms, will gain more than 10,000 square feet and access to new amenities such as an on-site auditorium and fitness center. The move will support the company’s recent acquisition of Houston technology company Chartswap.
“It’s exciting to lead the company through tremendous growth,” Chief Executive Darren Klauser said in an announcement. “Expanding our Houstonbased headquarters and operations is a direct result of our business growth.”
Ontellus, which is based four blocks away at 1010 Lamar, has grown its revenue by almost 20 percent over the past year. The new office will have an open concept environment with several huddle areas to support increased collaboration. Ontellus employs 450 people companywide, including 160 in Houston. The space was subleased from Shell Oil Co., which was represented by Cushman & Wakefield. JLL represented Ontellus in the lease.
ZXP Technologies has signed as the first tenant in the Port 10 Logistics Center, 2700 East Freeway, Building One, in Baytown. Bob Berry and Grant Hortenstine of Avison Young represented the tenant in the 89,445square-foot lease. JLL represented the landlord, Pontikes Development. The facility will serve as the major distribution center for ZXP’s manufactured lubricantbased products.
“Locating our facilities near ports, railroads and ship channels is key to our success and to providing the best possible customer service,” ZXP Technologies Chief Executive James Taylor said in an announcement.
Lichtgitter USA, an architectural metal producer, has purchased a 48,000-square-foot industrial building in Sheldon Business Park on North Lake Houston Parkway in northeast Houston. The property was purchased from Clay Development PBK & Construction, which developed the property for Lichtgitter in 2015. Bruce Fehn of Newmark Knight Frank represented the buyer.
American Services US has purchased 2.73 acres at Townsen Boulevard and Kroger Drive in Humble for a future mixed-use retail complex. Mark Wimberly of Houston Commercial Development represented the seller, Halfmile LLC.
Sydenham Health Hou has signed a lease for a 5,630square-foot building at 2621 Joanel to establish a luxury medical clinic that will provide concierge primary care services. Opening is planned in the first quarter of 2020. Arnie Altsuler and Shikha Honawar of KW Metropolitan represented the tenant. The landlord, St. Luke’s Methodist Church Foundation, was represented by Mark Kidd Sr. and Mark Kidd Jr. of M Kidd Properties.
Christian Community Service Center has signed a lease for 3,257 square feet at 3501 W. Alabama for administrative and executive offices while their new facility is constructed at 3230 Mercer. Mark Kidd Sr. and Mark Kidd Jr. of M Kidd Properties represented the landlord, St. Luke’s Methodist Church Foundation.
Aerior has leased 7,791 square feet at 10643 Haddington Drive. Sam Rayburn of Moody Rambin represented the landlord.
Panda Holdings has purchased a 7,140-square-foot industrial building at 2050 S. Houston Ave., Humble. Thomas Leger, Robert McGee and Chase Cribbs of Lee & Associates represented the seller, SH Humble Business Park. Patrick Wolford and Nick Bergmann of Lee & Associates represented the buyer.
NAI Partners announced office transactions at Kingwood Place, 600-900 Rockmead Drive: a 4,862-square-foot lease for Catapult Exploration ;a 2,922-square-foot lease for Ashley Van Meter; and a 2,591square-foot lease for Scandic Foods. Zach Leger, Jacob Aldridge and Lane Travis represented the landlord, C-III Asset Management.
