The Mix at Midtown under new ownership

A joint venture of Houston-based Fifth Corner and Pointer Real Estate Partners acquired The Mix at Midtown, a 72,901square-foot retail building on a full city block in the Midtown district. The seller was 3201 Louisiana LP. The property, which includes a 296-space parking garage, occupies the block bounded by Elgin, Louisiana, Milam and Stuart streets. Tenants in the 100-percent leased building include 24-Hour Fitness, Gen Korean BBQ, Piola Pizzeria, Jinya Ramen Bar, Kung Fu Tea, Artisans Restaurant and Cloud 10 Creamery.

“We are excited to be investing in Midtown, Houston’s primary ‘24/7’ district,” Chad Braun, co-founder and managing partner at Fifth Corner, said in an announceme­nt. “With one of the highest walk scores (86) in Houston, proximity to nine Fortune 500 company headquarte­rs, the secondlarg­est theater district in the United States and the world’s largest medical complex, we are excited about the potential of this property and the opportunit­y to create value for investors.”

Birnham Woods Marketplac­e, a Kroger-anchored center on the Grand Parkway at Birnham Woods Drive in Spring, will add several restaurant­s. Chipotle, represente­d by Traci Holman of Baker Katz, will occupy a 2,300-square-foot space in late 2019. Chicken Salad Chick, represente­d by Stephen Tou of the Retail Connection, will occupy 2,700 square feet in early 2020. Spring Creek Barbecue, represente­d by Chad Moss of Property Commerce, plans to open a new standalone restaurant on a 1.19-acre pad site by mid 2020. Eric Walker and Anderson Smith of Capital Retail Properties represente­d the landlord in-house.

Mint Dentistry and Delta Life Fitness have leased the remaining spaces at the Shoppes at Conroe Plaza, a 15,000-squarefoot center at 3846 W. Davis St. near Lake Conroe. Capital Retail Properties developed the property, which is anchored by First Choice Emergency Room and is across the street from a new H-E-B grocery store. Mint Dentistry, represente­d by Matt Smoot of Dallas-based Smoot Real Estate Services, will occupy 2,495 square feet. Delta Life Fitness, represente­d by Jacob Hebert of the Home Branch, leased 2,740 square feet. Jacob Weersing represente­d Capital Retail Properties in-house. Openings are planned by December.

Lovett Dental leased 1,822 square feet at 5230 Buffalo Speedway near Bissonnet. Jack Savery and Josh Jacobs of Edge Realty Partners represente­d the landlord. Todd Moseley of Moseley Commercial Real Estate represente­d the tenant.

Exquisite Hair Studios, a full-service salon owned by Jasmine Harris, leased 1,888 square feet in the Richmond Avenue Shopping Center at Richmond Avenue and Fountain View Drive. Emil Wulfe of Wulfe & Co. represente­d the landlord.

Xfinity leased 2,000 square feet for a new store demonstrat­ing the company’s cable television, internet, telephone, and wireless services offerings at 12602 Westheimer. Margaret Regan of Regan & Associates and Bunny McLeod and Katherine Wildman of Wulfe & Co. represente­d the tenant.

El Carbonero leased 4,031 square feet at 3040 FM 1960 in Humble. Patrick Keegan and Jason Gaines of NAI Partners represente­d the landlord.

Bay Area Liquors leased 2,700 square feeet in Marketplac­e at NinetySix, at League City Parkway and Hobbs Road, League City, from NewQuest Properties. Rebecca Le and Heather Nguyen of NewQuest Properties represente­d the landlord in-house.

O’Reilly Auto Enterprise­s purchased 1.5 acres at FM 1764, west of Gulf Freeway, La Marque, from Yode Investment­s. Brad LyBrand and Rebecca Le of NewQuest Properties represente­d the seller. Erik Ray of Independen­ce Commercial Real Estate represente­d the buyer.

Furniture Xperience leased 4,999 square feet at North Junction Plaza, 152 FM 1960. Benny Nguyen and Jim Thompson of Retail Solutions represente­d the landlord. Kenneth Goodsell of Re/Max Vintage represente­d the tenant.

iV Bars, an intravenou­s drip therapy chain that’s expanding across the U.S., opened a Sugar Land location at 1531 Texas 6. It is the third outpost for Houston owner/operator Rachel Koen in addition to locations in the Heights and The Woodlands.
