Welcome Group buys industrial complex leased to Seaboard along Texas 288

Welcome Group acquired a three-building industrial complex on 15 acres on Texas 288 near the northeast corner of the intersecti­on with Sam Houston Parkway East. The buildings are leased to Seaboard Internatio­nal, a manufactur­er of oil and gas pressure control equipment.

The purchase consists of 13815 South Freeway, a 49,272-squarefoot building with 10,007 square feet of office space and one acre of concrete for outside storage; 13822 H Furman Road, a 51,602square-foot manufactur­ing building with 10,725 square feet of office space; and 13822 J Furman Road, a 16,043-square-foot office building. The site has two acres of land for future expansion. Seaboard Internatio­nal is a subsidiary of Glasgow, Scotlandba­sed Weir Group.

Welcome Group owns 97 industrial properties in Texas totaling nearly 4.6 million square feet, with a goal to reach 5 million by the end of the year. The company owns and leases single-tenant office, distributi­on, lab and manufactur­ing facilities and also offers build-to-suit and design/build services for new properties. Ninety percent of the company’s properties are in the Houston area.

DHI, the multifamil­y arm of homebuilde­r DR Horton, purchased land at the northwest corner of Brittmore and Day roads in west Houston as the site of a four-story, 341-unit apartment complex with surface parking. Dosch Marshall Real Estate assembled three urban tracts totaling 9.8 acres for DHI after touring properties across Houston. The land, northwest of Beltway 8 and Interstate 10, was purchased from Terry Cashman, Tom Na and Risa Pippen. Frank & Grace Holdings purchased 29,400 square feet of industrial space at 10770 Moss Ridge Drive. George Montes of Cypressbro­ok Co. represente­d the seller, Beltway 8 Realty. TBH Holding Group, the property-holding entity for Alara Health, purchased a 12.3acre suburban ranch estate at 4371 County Road 172 in Alvin. Rob Banzhaf and Mikale Vadell of Newcor Commercial Real Estate represente­d the buyer. Mark Robertson of Bridgecres­t Properties represente­d the sellers, Mark and Wendy Robertson.

Treesap Farms renewed and expanded to 8,023 square feet at 5400 Mitchellda­le St. for nine years. Justin Harrity represente­d the landlord, Hartman Income REIT, in-house. Brucha Corp., a global manufactur­er of insulated metal panels, doors and other products, leased 6,500 square feet at Prologis IAH Logistics, 3340-A Greens Road. Lummus Technology renewed its lease of 31,200 square feet at Bay Area Business Park, 9311 Bay Area Blvd. Paul Penland with CBRE represente­d the tenant. Dani Allison of Retail Solutions represente­d the landlord. Philadelph­ia Mixing Solutions leased a 21,000-squarefoot building at the Harms Road Industrial Park, at 7210 Harms Road. Travis Land of NAI Partners represente­d the landlord, Harms Road Developmen­t Group LP, a subsidiary of United Equities. Chase Cribbs with Lee & Associates represente­d the tenant.

Kember Interiors leased 9,921 square feet at Prologis IAH Logistics, 3340-C Greens Road. Jeremy Lumbreras and Jeff Pate with Stream Realty Partners represente­d the landlord, Prologis.
