Industrial sale-leaseback deals completed in southwest Houston, Tomball

Property Partners purchased the first industrial asset for its Cash Flow Fever fund in a saleleaseback transaction with AMACS Process Tower Internals for its 67,161-square-foot headquarters and manufacturing hub at 14211 Industry St. in southwest Houston. Owned by Rockwood Equity Partners, AMACS provides components for process towers and vessels in the refinery, petrochemical, gas processing and industrial sectors. AMACS signed a 15-year lease with annual rent increases as part of the transaction. Zane Marcell of JLL negotiated on behalf of the seller. Clint Holland and Gary Walker represented SkyWalker Property inhouse. JPL Ventures South Cherry purchased a 48,500-square-foot industrial property at 915 S. Cherry St. in Tomball from American National Carbide Co. in a saleleaseback transaction. Jonathan Sellers and Bryan Roberts of MHW Brokerage Services represented the seller. Raamco International purchased the Trails at Lake Houston, a 304-unit apartment complex at 13922 Woodson Park Drive in northeast Houston. Will Balthrope, Drew Kile, Jennifer Campbell and William Griffin of Institutional Property Advisors, a division of Marcus & Millichap, represented the seller, The ValCap Group, and procured the buyer. Constructed in 2017 on almost 13 acres, Trails at Lake Houston is adjacent to the Generation Park development. Based in Englewood Cliffs, N.J., Raamco International has 20 apartment properties in the Houston area.
Fashion Glass & Mirror purchased a 3.2-acre property and signed a design-build agreement for a 44,980-square-foot facility in Clay Road Commerce Park, a joint venture development of InSite Realty and Urban Cos. near the Grand Parkway and Clay Road. Urban will handle design and construction of the facility, which is scheduled to break ground this month and finish in September. Group, in partnership with USAA Real Estate, plans to break ground on a 10-story, 326,000-square-foot office building at 650 Main in downtown Salt Lake City, Utah, this spring. EnerBank USA will occupy 88,900 square feet on the top three floors, starting in early 2022. HOK is the architect.
Samsung C&T Corp. leased 3,974 square feet of office space at Republic Square, at 13501 Katy Freeway next to Terry Hershey Park in Energy Corridor. Jacob Aldridge of NAI Partners represented the landlord, Third Palm Capital.
Hoyer Global extended its lease for 22,549 square feet at Atrium at Nassau Bay, 2100 Space Park Drive. John Luck, Andy Iversen and Kaitlyn Johnson of Newmark Knight Frank represented the tenant. BLW Interests is the landlord.
SUQ Investments purchased a 6,300-square-foot office/warehouse at 3917 Osage St. from TFS Productions.
