Pump company expands Brookshire campus

Grundfos, a Denmark-based provider of water pump technologi­es, is building the Americas Regional Center on its campus at 902 Koomey Road in Brookshire. Slated for completion in spring 2021, the 45,000square-foot facility will house the company’s sales, operations, engineerin­g, human resources, finance and other support functions. The project team includes PGAL as architect and Harvey Builders and the general contractor. Grundfos is targeting LEED Platinum certificat­ion, the highest level under the U.S. Green Building Council’s Leadership in Energy and Environmen­tal Design sustainabi­lity program.

Magnolia JV purchased 873 acres along FM149, north of FM 1488, in the Magnolia area of Montgomery County for a residentia­l developmen­t that will contain upward of 1,000 homes, according to Land Advisors Organizati­on. Kirk Laguarta and Duane Heckmann of Land Advisors represente­d the seller. Constructi­on on the southern portion of the tract is expected to begin in mid-to-late 2021, according to Land Advisors. The property is still in the preliminar­y design phases but will consist of amix of single-family lots to 11-acre estate lots.

RLH Corp. opened its first dual-branded property, the new Red Lion Inn & Suites and Americas Best Value Inn Katy. Owned by Sam Patel, the four-story property at 25633 Kingsland Blvd. in Katy contains 26 Americas Best Value Inn rooms and 37 Red Lion Inn & Suites rooms.

RLH is a hotel company focused on the franchisin­g of eight brands at more than 1,000 properties across North America.

Billiard Factory purchased 1.6 acres at the Grand Parkway and Spring Stuebner Road in Spring. Randy and Trevor Nerren of NewQuest Properties represente­d the buyer. Mark Terpstra of Terpstra & Associates represente­d the seller, Five Forks Village.

Osjay Enterprise­s leased 529 square feet in the recently renovated 4211North Freeway office building. Wheel and Hubcap Wholesaler­s of Houston leased a 2,400-square-foot office/warehouse building at 4141 North Freeway for a four-year term. Miguel Meda of CMI Brokerage represente­d the landlord, Calatrava GP, in both transactio­ns.

Idea Public Schools leased 22,000 square feet at Beltway Industrial Park near Cunningham Road and West Little York Road in northwest Houston. Trent Vacek of CMI Brokerage represente­d the landlord, Blum Beltway LP. Idea recently expanded into Houston with two locations and a third is under constructi­on.

Big Space Storage, a 137,760square foot storage facility at 11847 Spears Road, has been sold. Dave Knobler and Casey Kral of Marcus & Millichap brokered the transactio­n.

Novel Coworking has tapped Stream Realty Partners to assist with leasing at its historic 405 Main St. building, also known as the Scanlan Building, in downtown Houston. The renovated building contains 96,000 square feet, of which 13,801 square feet is available for lease, according to Stream. Novel occupies 30,450 square feet across levels 3, 4, 5, 7 and 8.

Kyle Chiu purchased a fourplex at 1904 Calumet St. in the Museum District. The 1929 building will be remodeled with the units offered for rent next year. Sunitha Goli represente­d the buyer. Cotton Munson of Davis Commercial represente­d the seller, Tufted Titmouse.
