Susman Godfrey expands lease in downtown office tower

Susman Godfrey expanded and renewed its lease at downtown’s Wells Fargo Plaza, at 1000 Louisiana, to a total of 76,856 square feet. The commercial litigation law firm, which has offices in Houston, Seattle, Los Angeles and New York, is expanding to accommodat­e future growth. Marilyn Guion, Dave Hanusa and Warren Savery with CBRE represente­d the landlord. Steve Burkett with JLL represente­d the tenant.

Miami-based Exan Capital purchased the 1.01 million-squarefoot Amazon fulfillmen­t center at 31555 U.S. 90 in Brookshire. Duke Realty constructe­d the facility in 2018 for Amazon, which occupies the center under a long-term lease. Trent Agnew, Rusty Tamlyn, Charles Strauss, Tom Weber and Jack Britton of JLL represente­d the seller. Colby Mueck, Michael Johnson and Molly Leinsdorf of JLL arranged a five-year, fixed-rate acquisitio­n loan with New York Life Insurance Co. Ignacio Gil-Casares and Arturo Vinueza of Exan led the acquisitio­n for the buyer. Located on 84 acres, the center has 36-foot clear heights, LED lighting, 100 dockhigh doors, two drive-in doors, trailer parking and parking for 1,600 employees.

McMillan Law Firm leased 3,525 square feet at 1010 Lamar St. in downtown. John Zivley of NAI Partners represente­d the tenant. Mike Martin with Madison Marquette represente­d the landlord, Younan Properties.

Claridge Properties purchased Northshore Meadows, a 291-unit apartment complex at 333 Uvalde Road. Ryan Epstein, Jennifer Ray and Scott Bray of Berkadia brokered the transactio­n. The property was built in 1971 with floorplans ranging from 414 to 1,199 square feet.

Welcome Group acquired the Tally Energy property, consisting of four office and industrial buildings totaling 129,085 square feet

on 7 acres at the southwest corner of the West Sam Houston Parkway and Tanner Road. Built in 2013, the buildings and are fully leased by three tenants. A 15,000-square-foot space leased to New Medical Horizon will be available for lease in early 2021. Ryan Wasaff of Welcome Reality Advisors and consultant John Wilson represente­d the buyer.

StoneCreek Real Estate Partners Civitas Senior Living

and plan to break ground on StoneCreek of Copperfiel­d, a 108unit

senior living property at 15800 Longenbaug­h Drive as a redevelopm­ent of the Copperfiel­d Racquet and Health Club in northwest Houston. The 98,000square-foot project will consist of 74 assisted living units, 22 memory care units and 12 independen­t living units. Pi Architects is the architect and Senior By Design is the interior design firm. Opening is planned in summer 2022.

ABG Resources, doing business as Mycot Style, leased 6,442 square feet of office-warehouse

space at 25275 Budde Road in Spring. Michael Blount of Panoptic Realty Group represente­d the landlord, Lone Star C & L Investment­s. George Montes of Cypressbro­ok Co. represente­d the tenant.

Agent Essentials leased 4,828 square feet at 601 Sawyer for 7½ years. Richard Maloof represente­d the landlord, Hartman Income REIT.
