Investor acquires a stake in Midtown apartment high-rise
Los Angeles-based Canyon Partners Real Estate acquired a $45 million preferred equity position in Drewery Place, a 27-story apartment tower at 2850 Fannin St. in Midtown. The building, developed by Melbourne-based Caydon Property Group, contains 357 units and 11,000 square feet of retail space. JLL Capital Markets arranged the transaction.
First Continental Mortgage
leased 22,128 square feet at One Oak Park, a 150,000-square-foot office building at 6002 Rogerdale in Westchase. The company, which had previously occupied space at One Oak Park, will occupy the fifth floor. Matt Pruitt and Christian Canion of JLL represented the landlord, Clarion Partners. Adam Strauss and Cassie Crabtree of New Regional Planning represented the tenant. The building is 85 percent leased.
Axiom Space signed a 32,389-square-foot lease to expand its headquarters at 1290 Hercules Ave. in the Clear Lake area. With the expansion, Axiom will occupy the entire 63,716-square-foot building. Matthew Seliger, Doug Little and Louann Pereira of Transwestern Real Estate Services represented the landlord, Capital Commercial Investments. Noah Kruger and Derrell Curry of Savills represented the tenant.
Element Critical, a provider of tailored data center services, acquired Skybox Datacenters’ Houston One facility at 22000 Franz Road in the Energy Corridor. The Skybox team will continue to provide support services.
Lee & Associates has been awarded the leasing and management assignments for office buildings at 10700 Richmond, 12946 Dairy Ashford in Sugar Land, 2180 N. Loop West and 2190 N. Loop West.
Sabine Oil & Gas Corp.
renewed a 28,235-square-foot lease at 1415 Lousiana in downtown. Philip Price of Newmark represented the tenant. Cushman & Wakefield represented the landlord, 1415 Louisiana LLC.
Harris County Flood Control District announced the purchase of a 267.35-acre site near Kingwood Park High School in Montgomery County for future stormwater detention. The $14 million purchase from Figure Four Partners Ltd. was made in partnership with the City of Houston, which contributed $3.8 million for the use and ownership of 73 acres.
Miner Ltd. renewed a lease for 24,392 square feet of industrial space at 11533 S. Main St. Jack Gaffney of Finial Group represented the landlord. Eric Summers represented the tenant.
The Downtown Redevelopment Authority broke ground on Trebly Park at 1515 Fannin St. in the southern part of downtown. The park will include Tout Suite cafe, two dog runs, seating areas, an event lawn and a rotating public art program. Structura is the general contractor. Lauren Griffith Associates developed designs for the park and Gensler designed the cafe and other structures. Gandy2 Lighting Design, Henderson Rogers, T&D Engineers and Kuo & Associates are also working on the project, which is scheduled for completion in March 2022.
Innovative Geotechnology leased 3,789 square feet at 5151 Mitchelldale St. Justin Harrity represented the landlord, Hartman Income REIT.
Tecama purchased a 5,500square-foot building at 447 Heights Blvd. to house its architecture firm. Gary Loh of Loh & Co. represented the buyer. Ryan Neyland of Davis Commercial Real Estate represented the seller, Pecan Tree Investments.
Turner & McKiernan purchased 11.9 acres at 9711 FM 2920 in Tomball for the development of Tomball Commercial, a business park with 10 freestanding buildings. Patrick McKiernan of First Houston Properties represented the buyer. The seller was Chana Interests.
