FedEx Ground inks big lease in north Houston
FedEx Ground leased Park 505, a recently completed 534,000-square-foot distribution center developed by Investment & Development Ventures at 505 Aldine Bender at the Hardy Toll Road in north Houston. Brooke Forrest and Stephen Schneidau of Cushman & Wakefield represented the landlord, Sealy/IDV. Fred Placke of Fisher & Co. represented the tenant.
Houston-based Wedge Group has engaged Stream Realty Partners to lease 3 Sugar Creek, a 152,734-square-foot office building at 3 Sugar Creek Center Blvd. in Sugar Land. The building, which offers suites from 2,300 to 19,000 square feet, is 58 percent leased. Craig McKenna and Mathew Volz will handle the assignment.
Meritage Homes acquired 255 acres in Conroe for Pine Lake Cove, a community planned for 865 homes off of Texas 105. Part of Montgomery ISD, the community will offer houses priced from the high $200,000s to $400,000s. Model homes are expected to open in August. The community will have a boat ramp for residents, a swimming pool, pocket parks, a pond and trails.
Biotics Research Corp. ,a nutritional supplement company, the city of Rosenberg and Fort Bend County announced a $9 million investment by Biotics Research for a new corporate headquarters, research facility, warehouse and distribution
center totaling 87,569 square feet in the Rosenberg Business Park. Completion is planned in 2023.
SLM Warehousing TX2 purchased the Thompson 10 Logistics Center, a 260,000-squarefoot cross dock building at 1710 East Freeway in Baytown. Beau Kaleel and Michael Foreman of Cushman & Wakefield represented the buyer. Faron Wiley of CBRE represented the seller, Sealy IDV, Thompson 10 LLC.
TBK CPA leased 12,000 square feet at 5718 Westheimer to

Houston-MDL has sold Galaxy II, a 106,168-square-foot office building at 455 East Medical Center Blvd. in Webster, to an investment group led by TRC Capital Partners. Marty Hogan and Rick Goings of JLL Capital Markets represented the seller and procured the buyer. James Brolan of JLL Capital Markets secured the five-year, fixed-rate acquisition loan through Independent Financial’s Houston commercial real estate team.
Driftwood Capital acquired the Hotel Indigo Houston at the
Galleria, a 131-key hotel at 5160 Hidalgo St. Miami-based Driftwood provides high-net-worth investors access to institutionalquality hotel assets through a syndication model. The property, which will be managed by Driftwood Hospitality Management, will be open for syndication with a minimum investment of $50,000 on Sept. 1.
ASD Lighting Corp. leased 96,140 square feet of industrial warehouse space at 15655 Milner Road in Houston from Prologis. CBRE’s Nathan Wynne, Patrick Rollins and Faron Wiley represented the landlord.
M&K CPAs PLLC signed a 6,493-square-foot lease renewal and expansion at 363 N. Sam Houston Parkway in north Houston. NAI Partners’ John Zivley represented the tenant.
Tajian Family Partnership
purchased an 11,356-square-foot corner property at 7645 Gulf Freeway. The partnership plans to redevelop the existing 3,800square-foot building into an office. The seller, LG Investments LC, was represented by Ryan Neyland of Davis Commercial Real Estate.
