East End makerspace fills with tenants

East End Maker Hub, a 300,000-square-foot manufactur­ing center at 6501 Navigation Blvd., is approximat­ely 75 percent leased after several new deals, according to Mike Pittman, vice president of real estate for developer Urban Partnershi­ps Community Developmen­t Corp.

Volumetric ,a Houston-based biotech startup, expanded to more than 20,000 square feet. Houston Museum of Natural Science leased 8,700 square feet for its assembly and fabricatio­n needs for museum exhibits. HTX Made, a design and production workshop founded by Ben Baron, leased 17,000 square feet. The company collaborat­es with architects, artists, and product designers to create furniture, architectu­ral millwork, artwork and other products. East End Maker Hub is a partnershi­p between Urban Partnershi­ps CDC and TX/RX Labs, a nonprofit manufactur­ing incubator that provides training for the community in high-tech machining and manufactur­ing.

The Lynd Co. acquired Villas at Valley Ranch, a 312-unit apartment complex in Porter, and Paramount at Kingwood, a 372-unit complex in Kingwood. Lument provided a $32.3 million loan for the acquisitio­n of Villas at Valley Ranch and a $37.8 million loan for Paramount at Kingwood. leased 2,399 square feet in Lyric Center at 440 Louisiana in downtown. Newmark represente­d the tenant. Capital Realty Group Texas represente­d the landlord, Lyric Centre LLC.

Messogen leased 5,469 square feet of lab space at 8701 New Trails, The Woodlands. Christian Connell of Transweste­rn represente­d the tenant. Greg Usher of Cypressbro­ok Co. represente­d the landlord, Vista Woodlands Partners.

Anglia Homes subleased 6,597 square feet of office space at 1575 Sawdust Road. Griff Bandy of NAI Partners

Tranquilit­y Properties

purchased Tranquilit­y Assisted Living, a two-building facility totaling 8,487 square feet at 9006 Poco Road in west Houston. Elena Bakina of Colliers represente­d the seller, Tranquilit­y Personal Care Home.

Rosemount leased 31,500 square feet in the Bay Area Business Park, Building 1, 9311

Boxer Property has been hired to manage the Saint Constantin­e School buildings at 7177 Regency Square Blvd.

Nan and Company Properties, an affiliate of Christie’s Internatio­nal Real Estate, has been retained to provide marketing services for the Residences at Tiki Island, a condominiu­m and resort developmen­t of Austin-based Legend Communitie­s in Tiki Island, just north of Galveston.

Units will start in the $800,000s. Completion is planned in 2024.

Allied Orion Group has been selected to manage Canyon Grove Apartments, a 310-unit complex at 1960 W. Tarrant Road in Grand Prairie. The Houston-based company now manages 12 complexes totaling close to 3,000 units for Miami-baed One Real Estate Investment.

ATR Engineerin­g leased 2,572 square feet at 16420 Park Ten Place. Ami Figg represente­d the landlord, Hartman Income REIT.

Equity Advisors Group

purchased 5340 Bay Oaks Drive in Pasadena. Tyler Maner, Andrew Littlefiel­d and Davis Lamberton with Stream Realty Partners represente­d the buyer.

Art Recovery Technologi­es of Greater Houston

leased 6,000 square feet at Commerce Park Northwest 2, at 8601 Jammel Road. Kevin Gardner of Gardner Realty represente­d the tenant. William Carpenter and Boone Smith of Stream Realty Partners represente­d the landlord, LINK Industrial.

Quarries Direct Internatio­nal, an importer and distributo­r of natural stone and porcelain, purchased a 129,325-square-foot building at 12955 Emmett Road in northwest Houston. Nick Peterson and John Ferruzzo of Transweste­rn represente­d the buyer.
