Energy commodity trading firm buys Westchase office building
BioUrja Group, a Houstonbased energy and agricultural commodity trading and supply group led by CEO Amit Bhandari, purchased 1500 CityWest, a 192,313-square-foot, 10-story office building in Westchase.
The company plans to occupy about 10,000 square feet in the building, which was completed in 1981 and is 65 percent leased. Rick Goings and Jack Moody of JLL Capital Markets represented the seller, an entity controlled by Bridge Investment Group’s Debt Strategies team. Josh Morrow and Collin Roach of Avison Young represented the buyer.
Dallas-based Civitas Capital Group acquired the Park at Tour 18, a 241-unit apartment community in a golf course setting at 18110 Hunters Terrace Drive in Humble. The property was developed by Houstonbased BHW Capital in 2020. Houston-based Mucasey and Associates was the architect and Blazer was the general contractor. Formed by Martin Bronstein and Ralph Howard in 2012, BHW Capital has completed three multifamily developments and has one more under construction.
Houston-based D’Agostino Cos. broke ground on The Reserve at Cypress, a 300-unit apartment complex at 20130 Schiel Road in Cypress, adjacent to the Fairfield master planned community. Chris Bergmann Jr. of JLL represented D’Agostino Cos. in the land acquisition, which closed in June. Oden Hughes Taylor is constructing the project, which is scheduled to open in January 2023.
Houston-based Satya purchased 50 acres for retail development at the northwest corner of Interstate 45 and FM 1375 in New Waverly, about 55 miles north of Houston. The land was purchased from Rockpoint 1375 and is part of a proposed 688acre master planned development. Satya, which made the purchase through its NW Project Ltd. entity, plans to begin construction in summer 2023.
Triten Real Estate Partners
purchased a 34,000-square-foot office and industrial campus on 4.9 acres at 1515 Witte Road from Allpoints Group in a sale-leaseback transaction. Cary Latham and Wyatt Huff of NAI Partners brokered the deal. Allpoints Surveying will continue to occupy the property.
Houston-based Venterra Realty acquired Stoneridge on the 8, formerly Advenir at Stone Park, a 480-unit, three-story apartment complex at 6160 E. Sam Houston Parkway North. The property was built in two phases in 2004 and 2007.
Junction Commercial Real Estate’s Reed Vestal and John Erck represented an affiliate of Junction’s private equity division in the acquisition of a 29.5-acre tract of land at Texas 6 and County Road 146 in Alvin. Rebecca Giamfortone of Reward Realty represented the seller, Helton Properties.
PERC Engineering leased 11,671 square feet at 1880 S. Dairy Ashford. Pierce Beyer with NAI Partners represented the tenant. Kacie Skeen and Austin Brodeur represented the landlord, Hartman Income REIT.
Amprop Ventures acquired a 1.06-acre site in Grand Center at Long Meadows Farm, at the Grand Parkway and West Bellfort Street in Richmond. Ashley Strickland of NewQuest Properties represented the seller, POG Kosmos LMC 2 LP. Mark Raines of JLL represented the buyer.
A private investor purchased Greenbriar V, a 48,670-squarefoot office park at 10435 Greenbough Drive in Stafford. Cary Latham and Wyatt Huff of NAI Partners represented the seller. Tyler Clements of NAI Partners represented the buyer.
