Dallas-Fort Worth grows its market lead

The Texas metroplex widened its lead as the country’s top home constructi­on market in 2021.

Builders started more than 54,000 single-family homes in the area last year — a whopping gain of almost 12,000 starts from 2020, according to the latest data from research firm Zonda.

D-FW single-family starts rose 20 percent from 2020 totals. The area was the largest of four Texas metro markets that made Zonda’s top 10 building market list.

Houston was second nationally with 41,729 home starts. And Austin ranked fifth with almost 27,000 new houses under constructi­on.

The D-FW area had one of the largest percentage increases in single-family home building in 2021 among the 10 largest markets on Zonda’s list.

Demand for new homes in North Texas has out stripped supply for the last two years.

Page Shipp, a Dallas-based housing analyst, said the new home constructi­on market in North Texas is only constraine­d by supply chain, land and labor issues.

“In this market, buyers are out there wanting to buy,” she said.

Dallas-Fort Worth also is the biggest U.S. apartment building market with more than 40,000 new rental units on the way. The area also zoomed to the top of the list of the country’s biggest coworking and flexible office markets.

Only Manhattan has more of the short-term offices, according to a new report by CBRE Group.
