Investors buy apartments across Houston suburbs
Hamilton Zanze, a real estate firm based in San Francisco, acquired the 200-unit Park at Waterford Harbor Apartments at 1420 Marina Bay Drive in Kemah. Built in 1996, the property is 96.5 percent leased. The company’s Denverbased Mission Rock Residential affiliate is managing the property. The deal represents HZ's 26th acquisition in Texas.
New York-based Lone Star Capital Group purchased Parc at Champion Forest, a 232-unit apartment complex at 15330 Bammel North Houston Road. Ryan Epstein and Jennifer Ray of Walker & Dunlop represented the seller, Commerce Capital Partners. Paul House and Larry Perez of Walker & Dunlop arranged financing.
Natixis Corporate & Investment Banking provided a $50.69 million loan to affiliates of SRJ Real Estate Investments for the acquisition and renovation of The Grayson at Baybrook, a 322-unit apartment complex at 19100 Glenwest Drive, Friendswood. The loan will be used for the acquisition of the property and unit renovations. Tucker Knight and Carl Rasmussen of Berkadia arranged financing.
Reich Brothers, a privately owned industrial real estate investment group based in White Plains, N.Y., and Los Angeles, signed three tenants for warehouse leases totaling 517,000 square feet at Baytown Intermodal Center, a 1.2 million-square-foot industrial campus at 4000 Cedar Boulevard within Baytown’s Cedar Port Industrial Park. Boomer White and Jim Stark of CBRE has arranged the leases. Reich Brothers acquired the property, which was vacated by DHL last year, in January. A third-party logistics company is leasing 307,000 square feet to occupy Building C. At Building B, a cargo and port terminal operations company is leasing 110,000 square feet and a refining catalyst supply company is leasing 99,000 square feet. CBRE’s leasing team is marketing the remaining space, totaling 705,000 square feet in Buildings A and D.
Red Grip LLC purchased 1.04 acres at southeast corner of Rudel Road and Buvinghausen Lane in Tomball. Andrew Marlowe of KW Memorial/ Energy Corridor represented the buyer. Tom Condon Jr. of Colliers represented the seller, Tomball V.A. Located just north of Main Street, the property is adjacent to the V.A. Outpatient Clinic and Tomball Fire Department. Red Grip plans to construct an 8,200square-foot GRIP Batting Experience facility to provide a high-tech training experience for pitchers and hitters of softball and baseball. The facility will also be able to accommodate tournaments and homerun derbies.
Chicago-based Flack Global Metals plans to open a 60,000square-foot metals service center, FGM Houston, on the campus of North Shore Steel near the Port of Houston.
Texas Remodeling Group
renewed 3,788 square feet and expanded into an additional 2,738 square feet at 7211 Regency Square Blvd. Donna Svec represented the landlord, Hartman Income REIT.
Yilaam Housing leased 11,083 square feet of industrial space at 11445 Todd St. in northwest Houston. Darren O’Conor of NAI Partners represented the landlord, Angel One. Tom Bell of Bell Commercial Real Estate represented the tenant.
Three Diamond Capital Holdings
purchased 9.29 acres of land on the south side of Cossey Road, east of Cutten Road in northwest Houston, from David and Melanie Talley. Jack Gaffney and Dylan Schopper of Finial Group represented the buyer. Tom Condon Jr. of Colliers represented the seller.
Dezhc LLC purchased 1 acre on the south side of Woodway Drive along Buffalo Bayou within Riverway Reserve near the Omni Hotel. Shaw Commercial Properties represented the seller, N. Husain. The buyer intends to develop a boutique office building for its own use.

leased 9,075 square feet of space in the Plaza del Oro Research Park at 8285 El Rio Street. Lane Travis with CBRE represented the landlord, El Rio. John Hornbuckle of Cypressbrook Co. represented the tenant.
