Energy Tower signs office tenants
Poynter Commercial Properties Corp. announced office leases totaling 79,619 square feet at the 14-story, 325,000-squarefoot Energy Tower building at 11700 Katy Freeway in the Energy Corridor. Kimley-Horn and Associates, a planning and design engineering services company, extended its lease and expanded to 47,216 square feet. Kris Knapstein and Drew Morris of Savills represented the tenant. SK Lubricants Americas, SK Energy Americas, SK E&P Co. and SK GC Americas extended their lease in a 23,624 square foot lease transaction. Jason Whittington of NAI Partners represented the tenants. Raizen North America, represented by Don King of JLL, signed a long-term 4,836-square-foot lease. Spartan Group Holdings, represented by Hugh Herman of Cushman & Wakefield, leased 3,943 square feet. Kevin Poynter represented the landlord, an affiliate of Atcap Partners, in the transactions.
Virtis Health, a national health care provider of therapeutic and diagnostic services for patients needing specialty infusible and injectable medications, opened an ambulatory infusion center at 6800 W. Loop South, suite 475, in Bellaire a few miles west of the Texas Medical Center. Amy V. Nguyen was appointed nurse practitioner at Virtis Houston, supervising the overall clinical practice. The ambulatory infusion center, the company’s first in Houston, offers therapy services and treatments with autoimmune disorders and various inflammatory conditions. Virtis Health is a division of Soleo Health, which provides specialty pharmacy services administered in the home.
K & K Hotel Group broke ground on a 106-room Hampton Inn & Suites hotel at 18200 I-45 South in Shenandoah. Dallas-based Hall Structured Finance provided a $15.3 million, first lien construction loan to finance the development. Matt Mitchell of Hall Structured Finance originated the loan. The hotel will have 1,000 square feet of meeting space, a fitness center, lobby workstation, laundry room, a dining area with a full bar and an outdoor pool. Opening is planned in late 2023.
Indus Communities ,a Houston-based owner and developer of multifamily communities, announced the acquisition of five apartment properties in southwest Houston. The following apartments bring its portfolio to more than 10,500 units across 37 communities: the 320-unit Park Pointe (formerly known as Plantation Place); the 265-unit Costa Verde (formerly known as Forest Green); the 213-unit Las Rocas (formerly Shadow Ridge); the 280-unit Costa Maya (formerly Westwood Ridge); and the Fountains of Chimney Rock, a 265-unit property.
Fifth Corner, a Houston real estate company founded by Tenel Tayar, Chad Braun and Kerr Taylor, acquired Ella West, a 3.8-acre site with a 40,000-square-foot building occupied by National Dentex and two future development sites. Ella West is on 34th Street, just west of Fifth Corner’s Ella Oaks Shopping Center.

An electrical construction company purchased the 10,575square-foot warehouse at 4011 Chance Lane in Rosharon. Christopher Winters and Walter Menuet of Colliers represented the seller, Glenmorangie LLC.
SFT Investments completed a renovation designed by AV Design Studio of its 8,912square-foot office building at 1915 Commonwealth St. in Montrose. The fully-leased building is occupied by People’s Acupuncture, Faceworx Med Spa and Bliss Creatif Studio and SFT Investments, which acquired the building in 2019. The landlord was represented by Lisa Rimkus of Davis Commercial.
RPM Investments purchased a 53,000-square-foot industrial building at 10101 Stafford Centre Drive in Stafford. Chris Caudill and Josh Lass-Sughrue of NAI Partners represented the seller, 10101 Properties LLC, in the sale/ leaseback transaction. John Kruse of Holt Lunsford Commercial represented the buyer.
Liberty Tire Recycling renewed 132,396 square feet at 2300 Quitman Road. Justin Harrity represented the landlord, Hartman Income REIT.
Equitable Holding Co. purchased the 82,053-squarefoot distribution center at 12218 Cutten Road. Travis Land and A.J. Williams of NAI Partners represented the seller, Cutten Houston Investments. Geoff Perrott and David Buescher of JLL represented the buyer.
