Two suburban apartment projects are on the way in Tomball and Katy

Woodforest National Bank purchased the Town Center I & II office buildings, totaling more than 275,000 square feet at 1450 Lake Robbins Drive and 1330 Lake Robbins Drive in The Woodlands. The two six-story buildings are adjacent to The Woodlands Mall. Jeff Beard, managing director of SVN | J. Beard Real Estate — Greater Houston, led the team representi­ng the buyer. Jeff Hollinden, Kevin McConn, Jack Moody and Sherri Rollins with JLL represente­d the seller, AFL-CIO Building Investment Trust. Woodforest National Bank remains the largest occupant in the project and has retained SVN | J. Beard Real Estate to provide leasing and property management services.

Ascendant Developmen­t ,a luxury apartment and student housing investor, developer and general contractor based in Houston, broke ground on Haven at Treeline, a 231-unit complex at 17748 N. Eldridge Parkway in Tomball. The community will offer one- and twobedroom plans ranging from 670 square feet to 1,274 square feet across seven three-story buildings. Amenities will include a resort-style saltwater pool, fitness center and yoga/ spin room, game room, clubroom and bark park. Preleasing is expected to begin in summer 2024. Ascendant has developed more than 4,500 units across the United States.

Sueba USA announced the developmen­t of San Paseo, its third multifamil­y project off the Grand Parkway north of Interstate 10 in the Katy area. San Paseo will have 272 apartments in a four-story midrise along with 20 two-story townhomes with attached garages. Located at 1724 Partnershi­p Way, the complex is adjacent to Sueba’s San Tierra and San Remo apartment developmen­ts. The complex will offer studio, one-, two- and three-bedroom apartments ranging from 500 square feet to 2,100 square feet and three-bedroom townhomes with up to 2,600 square feet. Amenities will include a resortstyl­e pool, outdoor cabanas and grilling areas and athletic center. The property will be managed by Sueba’s Southhampt­on Management affiliate. Pre-leasing is expected to begin in March 2024.

In the Energy Corridor, Sueba USA has opened San Estrella, a 318-unit apartment developmen­t at 13475 Rincon Drive near the northwest corner of Eldridge Parkway and Westheimer. The units range from

480 to 2,087 square feet and contain up to three bedrooms. Amenities include a 24-hour athletic center with interactiv­e cardio equipment, resort-style social spa, a leisure and lap pool and poolside verandas.

Colliers announced the sale of two tracts totaling 350 acres in Texas City to an undisclose­d buyer for the developmen­t of a

single-family subdivisio­n. The land, between Interstate 45 and Texas 3, has 3,400 feet of frontage on FM 2004. Harrison Kane, James Kadlick and Chris Hutcheson of Colliers brokered the sale.

Maxam Tire North America, a global specialty tire distributo­r, leased a 244,550square-foot building at 121 Esplanade Blvd. near George Bush Interconti­nental Airport to serve the southern U.S. Jack Gaffney and William Alcorn of Finial Group represente­d the tenant. Richard Quarles, Joseph Berwick and Eliza Klein of JLL represente­d the landlord, Equus Capital Partners.

The law firm of Kahana & Feld subleased 7,700 square feet at One Greenway Plaza for its sixth location in the U.S. Lonna Jenks of JLL represente­d the sublessor, Waystar Technologi­es. Melissa Gerber Brams of Gerber Realty represente­d the sublessee.

Centurion Subsea Services leased a new build-to-suit 30,000-square-foot warehouse for expansion at 25310 Clay Road in the Energy Park West Business Park in Katy. Jeff Everist of CBRE represente­d the tenant. Mark Kidd Sr. with M Kidd Properties represente­d the landlord, FS Clay LLC.

Trinnium Equity Group ,a real estate investment company based in Salt Lake City, acquired Cypress Parc, a 200-unit apartment complex at 18001 Cypress Trace Road in north Houston. Chris Young, Joey Rippel, Kyle Whitney, Jeffrey Skipworth, Chris Curry and Todd Marix of Berkadia Houston represente­d the seller, Lionel Partners of Orem, Utah. Cutt Ableson of Berkadia arranged financing.

Cambray Healthcare leased 2,700 square feet at 1400 Broadfield Blvd. Ami Figg represente­d the landlord, Hartman Income REIT.
