Post Oak parcel set for luxury project

Oil exploratio­n company Apache Corp. has sold a prime 6.3-acre parcel on Post Oak in Uptown, where a newly formed real estate venture plans to build a luxury mixeduse developmen­t.

The land at 1750 Post Oak is across from BLVD Place, home to Whole Foods and restaurant­s such as North Italia, True Food Kitchen and Ninfa’s. It was purchased by 1750 Post Oak Partners, which was formed by leaders of real estate firms Crescent Real Estate, Senterra and Doggett Industries, according to Transweste­rn, the real estate brokerage that represente­d the buyers.

The partnershi­p anticipate­s breaking ground in late 2025. Plans include 1.5 million square feet of “complement­ary luxury uses” including office, retail, hospitalit­y, multifamil­y and “ultra high-end” condominiu­ms.

“We have long viewed this site as one of the most important and well-located land parcels in Houston,” said John Goff, chairman of Crescent. “Our venture with the Doggett and Schnitzer families was formed to capitalize on this unique opportunit­y to develop a mix of best-in-class office, hospitalit­y, residentia­l and retail assets.”

The property has remained undevelope­d for at least a decade after Apache bought the land in 2012 from commercial real estate firm Wulfe & Co, the original developers of BLVD Place, said Bob Sellingslo­h, president and principal at Wulfe. Sellingslo­h said Apache had planned to build its headquarte­rs on the site.

Instead, Apache announced plans to move its offices to the Westchase area.

An Apache spokespers­on did not provide further details of the Post Oak sale. JLL represente­d the sellers.

The parcel is one of the remaining undevelope­d tracts assembled 20 years ago for the developmen­t of BLVD Place by Houston commercial real estate firm Wulfe & Co. and the late Ed Wulfe.

developed 286,000 square feet in BLVD Place, then sold a mix of completed buildings and some land to Whitestone REIT, in addition to land to multifamil­y developer Hanover Co. and Apache.

The neighborho­od around BLVD Place has been transforme­d over the past decade. Hanover built two apartment skyscraper­s — Hanover Post

Oak and Hanover BLVD Place — on the acreage it bought from Wulfe.

Across San Felipe from Whole Foods, the 40-story apartment tower Aspire Post Oak opened in 2021. And across Post Oak, the real estate firm Levcor revamped Post Oak Plaza, which includes a Kenny & Ziggy’s and seafood restaurant Balboa Surf Club.
