Nevada Builder Trade In Program focuses on contingenc­y process

The Nevada Builder Trade In Program, operated in Southern Nevada by the Smith Team, has helped hundreds of homeowners through the contingenc­y process at more than 50 neighborho­ods throughout the valley by builder-partners Beazer Homes, Century Communitie­s, Pulte Homes, Woodside Homes and Sun City Mesquite by Del Webb.

The program’s multifacet­ed process helps homeowners weigh their options and if the timing is right to buy a new home.

The Smith Team will help homeowners interested in buying a home on contingenc­y from a builder-partner at no-cost by:

■ Providing a comparativ­e market-analyst, which details the current home’s projected sales price.

■ Advising on repairs and updates that might increase the home’s sales price.

■ Reviewing the equity available if the home sells at different price points.

■ Assessing the ability to buy the new home if the current home sells at the projected market value.

If a homeowner chooses the Nevada Trade In Program, the Smith Team will help in her new-home search and negotiate a contingenc­y purchase with the builder.

After the sale, the Smith Team helps arrange moving services or helps locate a temporary rental, if needed, between the sale of the current home and the completion of the new home.
